By situation
Emergency steps after a burst pipe in your Hollywood home
The first 15 minutes decide how far the water travels. Three jobs matter, in this order: stop the water, make the area safe, then record what happened before anything is moved or thrown away. The steps below are written for a house, and the first one also covers where the valve usually sits in a condo.
In most Hollywood houses the main shutoff sits where the supply line enters the building. Look on the outside wall that faces the street, along the side of the house nearest the meter, in the garage or beside the water heater.
You will find one of two valve types
A lever ball valve closes with a quarter turn, so turn the handle until it sits across the pipe. A round-handled gate valve closes clockwise. Turn it until it stops, and don't force one that has seized, because an old gate valve stem can snap off in your hand and leave the valve stuck open.
Next, open the lowest faucet in the house or an outside hose bib
Draining the lines takes the remaining pressure off the break, so water stops pushing out of it even where the valve seals slowly or leaks a little. That completes the emergency water shutoff.
In a condo, the unit valve is often inside the water heater closet or the AC closet. Can't find it? Call the building engineer or the front desk, since building staff control the risers and floor valves
If the house valve is missing, seized or leaking, go to the water meter. It usually sits in a ground box near the sidewalk or property line, with a valve on the street side of the meter. Many of these valves need a meter wrench. Lift the lid gently, because old lids crack when pried, and never strike the meter.
The meter and that valve are City equipment
The City of Hollywood Department of Public Utilities maintains the service up to the meter, and leaks on the house side are the owner's to repair. For line breaks and meter leaks, the City lists Underground Utilities at 954-921-3046. After 6 p.m. Monday through Thursday, and on Fridays, weekends and holidays, the City's after-hours utilities number is 954-967-4357.
Sign up for the City's Notify Me text alerts
Outage updates and precautionary boil water notices are also posted on the City's online Alert Center.
Water and household current often meet on the same floor. If water has reached outlets, power strips, cords, the electrical panel or appliances, don't wade in. Switch off the breakers for the wet area only from a dry spot; if the panel is wet, or you would have to stand in water to reach it, call FPL or a licensed electrician instead. Stay out from under any ceiling that bulges or sags.
Then document before anything moves
Photograph and video the burst pipe, the path the water took and every damaged item, and write down the time you found the leak. When the plumber cuts out the failed section, keep it in a labeled bag. Insurers and the engineers they hire often ask to see it.
Causes
Why pipes burst in Hollywood, FL homes
Pipes in Hollywood rarely burst from freezing. Most failures here trace to five causes: pipe age, corrosion, the pipe material itself, water pressure and movement in or under the slab. The sections below follow the order a Hollywood owner is most likely to meet them, and each one says what that failure means for the water damage.
Corroded galvanized supply lines that burst in older Hollywood homes
Hollywood was incorporated in 1925 and had 12,170 single-family homes by 1960 (Florida Memory). Many houses from those decades were plumbed with galvanized steel, which is steel pipe coated in zinc.
Over time the zinc wears through and the steel rusts from the inside. Rust scale narrows the bore and thins the wall. The weakest point is the threaded joint, where cutting the threads removed metal, so that is usually where a galvanized line gives way, often inside a wall or above a ceiling. The first sign is often a stain or a soft ceiling panel rather than a spray.
Galvanized pipe still exists in Hollywood's service area. The City's 2025 water quality report tells customers who have a "galvanized requiring replacement" service line to flush their pipes for longer before drinking. Warning signs inside the house:
- Low pressure at several fixtures at once.
- Brown or rusty water after the lines sit overnight.
- Drips, rust stains or crusty buildup at threaded fittings under sinks and at the water heater.
Polybutylene pipe failures in Hollywood homes built 1978-1995
Polybutylene is a flexible plastic supply pipe, usually gray and sometimes blue or black, often stamped "PB2110." It went into many Florida homes from about 1978 to 1995. The pipe and its fittings break down in treated water, and the damage starts on the inside wall, where no one can see it. A fitting can split or a pipe can rupture with no drip beforehand.
Hollywood disinfects its water with chloramines, a chlorine-based disinfectant, at an average level of 2.42 parts per million in 2025 (City of Hollywood 2025 Water Quality Report). A polybutylene system here carries that treated water every day of its life.
The failures led to Cox v. Shell Oil, a nationwide class action filed in a Tennessee chancery court on June 13, 1995. Shell and its co-defendant agreed to contribute at least $950 million for relief, according to a 2005 Tennessee Court of Appeals opinion in the case.
Insurance is the second problem. Citizens Property Insurance says new-business homes over 20 years old with polybutylene piping are not insurable on its HO-3, HO-8, DP-1, DP-3, MHO-3 and MDP-1 forms (FAQ updated January 26, 2026).
Cast iron drain line breaks under the slab
Many older South Florida homes have cast iron drain lines running under the slab, and humid, salty air and soil speed the corrosion of that iron. The pipe tends to thin along the bottom, where wastewater sits, until it cracks.
Drains aren't under pressure. They crack and seep instead of spraying, so the leak can run for weeks. Everything that comes out is wastewater, which IICRC S500 classes as Category 3, and the job is handled with the same precautions as a sewage cleanup. Signs you can spot:
- A sewer smell in one room or closet.
- Drains that slow down across the house.
- A damp floor, loose tile or dark grout near a bathroom.
Pipe bursts from high water pressure and failed pressure-reducing valves
Where street pressure runs high, a pressure-reducing valve (PRV) on the main line lowers it before it reaches your fixtures. The 2023 Florida Building Code, Plumbing (8th edition), section 604.8, requires an approved PRV conforming to ASSE 1003 or CSA B356, with a strainer, wherever static pressure in a building exceeds 80 psi.
Section 604.8.1 adds a detail owners rarely hear about. The valve must be designed to stay open if it fails, so a worn PRV keeps your water running and lets higher street pressure through. That extra force strains old threaded joints, crimp rings and braided supply hoses until the weakest one lets go. A screw-on pressure gauge from a hardware store, fitted to an outdoor hose bib, shows your static pressure in a minute.
Slab movement and pinhole leaks in copper pipes
Copper supply lines under or inside the slab fail in a slower way. Where a line rubs on concrete, gravel or rebar, hot-water expansion and contraction wear a thin spot, and water chemistry can pit the inside wall until a pinhole opens. Slab settlement adds stress until a line cracks.
Hollywood's water chemistry looks like the smaller factor. In July and August 2024 sampling at homes, the City found copper at a 90th-percentile level of 0.083 ppm against an action level of 1.3 ppm, with no site over the limit (2025 Water Quality Report). That suggests age, abrasion and pressure are the more likely causes of a pinhole here.
Water from a slab line spreads under tile and into the bottom of walls before anyone sees it. Finding that break is a separate job, covered by leak detection in Hollywood.
Brittle CPVC pipe bursts and failed fixture fittings
CPVC, the cream-colored rigid plastic used in many Florida homes from the 1990s, can turn brittle with age and attic heat. A brittle line can crack when it gets bumped during other work. Plastic supply lines and compression fittings at toilets and sinks fail too, usually at the nut. Water heater, washer hose and AC condensate leaks are a different kind of loss with a page of their own.
What we do
Burst pipe water damage restoration services in Hollywood
After the plumber stops the leak, burst pipe repair on the building side follows a fixed order. Each service below gets a short description, with a link to the page that covers it in depth.

A burst supply line can put hundreds of gallons on the floor before the main is closed. Standing water comes out first, with truck-mounted or portable extractors, including water trapped under cabinets, in carpet pad and behind baseboards. In Hollywood homes the floors involved are usually ceramic or porcelain tile, terrazzo, carpet and vinyl plank. Terrazzo is a cement-based floor that can hold water below its polished surface. Equipment and floor-by-floor detail are on our emergency water extraction page.
Water from a pipe inside a wall soaks the drywall, the insulation and the concrete block behind it. Drying starts with moisture readings that map how far the water traveled. Dehumidifiers, air movers and wall-cavity drying systems then run until readings return to the dry standard for each material, with a daily log your insurer can review. Toe-kick panels under cabinets often come off so air reaches the wet floor behind them. Read more about structural drying.
Controlled demolition means opening only what the job needs. The restorer cuts the wall or ceiling where the plumber needs to reach the pipe, and removes wet insulation, soaked drywall and swollen MDF baseboards that won't dry in place. Cuts are kept clean and square so the patch goes back flat. Every piece removed is photographed for the claim. Walls stay open until readings confirm the cavity is dry, since closing a wet wall traps water behind new drywall.
The EPA advises drying water-damaged areas and items within 24 to 48 hours to prevent mold growth. Prevention means fast drying, removing wet porous materials and applying an antimicrobial to affected surfaces, while keeping indoor humidity below the 60 percent the EPA recommends. If growth is already visible, the job becomes mold remediation. Any testing then comes from an independent licensed mold assessor, because Florida law (s. 468.8419) bars a remediator from also assessing the same job.
Once readings confirm the structure is dry, the drywall, baseboards, flooring, cabinets and paint go back. When the company that dried the house also rebuilds it, one scope goes to the adjuster and nothing falls between contractors. Your licensed plumber handles any plumbing permit. Whether drywall or cabinet replacement needs a City of Hollywood permit depends on the scope, and that is settled with the Building Division before rebuild starts. See reconstruction and repairs.
Side by side
Plumber vs restoration company for burst pipe water damage
You usually need both. Knowing who does what saves time and keeps the claim file complete, because each trade produces a different piece of the paperwork.
| Task | Licensed plumber | Restoration company |
|---|---|---|
| Stop the leak, repair or replace the pipe | Yes | No |
| Pressure-test the repaired line | Yes | No |
| Remove standing water | No | Yes |
| Open walls and remove wet materials | Marks where access is needed | Cuts and removes, in step with the plumber |
| Measure moisture and dry the structure | No | Yes, to IICRC S500 |
| Document the loss | Invoice states what failed and why | Photos and moisture logs show the extent |
| Decide on repiping | Yes | No |
| Rebuild walls, floors and cabinets | No | Yes, or a general contractor |
In Florida, plumbing contractors are licensed by the Department of Business and Professional Regulation (DBPR) through its Construction Industry Licensing Board. State law defines a plumbing contractor as one "whose services are unlimited in the plumbing trade" (s. 489.105(3)(m)). You can check any license at myfloridalicense.com.
The order of work on a typical burst pipe job:
- You close the main.
- Your plumber repairs or caps the broken line.
- The restoration crew extracts the water and starts drying.
- The plumber finishes the repair and pressure-tests it.
- Rebuild starts once the structure is dry.
We coordinate with your plumber by phone, so the wall is opened once and in the right place.
How it works
Our burst pipe water damage restoration process in Hollywood
Every burst pipe job follows the same seven steps, adjusted to where the pipe broke.
The work adjusts to where the pipe broke across seven steps: call and triage, a safety check that sets the water category under IICRC S500, photo and moisture documentation of every room and the failed pipe, removal of standing water and soaked materials, opening walls or ceilings where your plumber needs them, drying to each material's goal with daily readings, and repairs with a final walkthrough. You receive the photo and moisture log, with a copy for your insurer.
- Step01
Call and triage
We ask whether the water is off, whether power in the wet area is safe, where the pipe burst and which floors and rooms are wet.
- Step02
Arrival and safety
The crew checks power and ceilings, then confirms the water category: supply-line water starts as Category 1 under IICRC S500, while drain-line water is Category 3 from the start.
- Step03
Documentation
Every affected room is photographed and mapped with moisture readings, and the failed pipe is photographed where it broke.
- Step04
Water and wet material removal
Standing water is extracted first. Soaked pad, wet insulation and swollen baseboards come out next.
- Step05
Plumber access
Walls or ceilings are opened where your plumber needs them, agreed by phone so the cut is made once.
- Step06
Drying
Dehumidifiers and air movers run, with readings taken every day, until each material meets its drying goal.
- Step07
Repairs and final walkthrough
Drywall, trim, flooring and paint go back, and you receive the photo and moisture log, with a copy for your insurer if you want one.

National figures give a starting range. Your number depends on the rooms the water reached and the type of water.
| Source and year | Item | Figure |
|---|---|---|
| Angi, 2025 data | Burst pipe repair (plumbing) | Average about $500; most pay $200 to $3,000; can pass $5,000 when underground pipe or related damage is involved |
| HomeAdvisor, 2026 | Burst pipe repair (plumbing) | Average about $500; most pay $200 to $3,000; labor is close to 80% of the bill; emergency call-out fees of $100 to $300 on top |
| HomeAdvisor, 2025 | Water damage restoration | Average about $3,833; most pay $1,364 to $6,301; about $3.50 to $7.50 per sq ft |
| PuroClean Pompano Beach guide | South Florida water mitigation by category | Clean water $3 to $4 per sq ft; gray water $4 to $6.50; black water $7 to $7.50 |
| Insurance Information Institute, ISO data 2019-2023 | Average insured water damage and freezing claim | $15,400 |
A fresh supply-line burst is usually priced at the clean-water rate. At PuroClean's $3 to $4 per square foot, mitigation for a 12-by-15-foot bedroom (180 square feet) works out to roughly $540 to $720 before any repairs. A drain-line break is priced as black water from the first hour, close to double the clean rate, because it adds containment, protective gear and disposal of porous materials.
The Insurance Information Institute's average claim sits well above the typical restoration bill because an insured claim can include rebuild work and contents along with mitigation. About one in 60 insured homes has a water damage or freezing claim each year, by the same source.

Insurance
Burst pipe insurance claims in Hollywood: sudden vs gradual damage
Florida homeowners policies generally cover sudden and accidental water from a burst pipe and exclude damage from long-term leaks, wear and neglect. How the loss is described and documented decides which side of that line your claim falls on. What follows is general information; Water Damage Hollywood Florida is not a public adjuster or an attorney.
How the 14-day seepage exclusion affects burst pipe claims
Many Florida policies exclude loss caused by "constant or repeated seepage or leakage of water" over a period of 14 or more days. A pipe that bursts and sprays is sudden. A pinhole that dripped inside a wall for months is gradual and may be excluded.
Slow leaks are common. EPA's WaterSense program reports that 9 percent of homes have leaks wasting 50 gallons or more per day, and that the average household's leaks can waste more than 9,300 gallons a year.
Florida's Fifth District Court of Appeal read this exclusion narrowly in Hicks v. American Integrity, decided February 23, 2018. In that case a refrigerator supply line had leaked for five weeks or more, reaching almost 1,000 gallons a day. The court held that the wording does not clearly exclude the first 13 days of a long leak, and that the insurer must prove which losses happened after the thirteenth day. Your policy may be worded differently. In practice, dated photos, moisture readings and the plumber's cause-of-loss note show what failed and when.
Tear-out coverage and water damage limits on burst pipe claims
Two points catch owners off guard. First, many policies pay to tear out and replace the part of the building needed to reach the pipe, and to repair the water damage, while the pipe repair itself stays with you. Check your policy's "tear out" wording.
Second, some Florida policies cap water damage. Citizens Property Insurance states in its FAQ that nonweather water losses on its HO-3 and DP-3 forms are subject to a $10,000 limit when the policyholder does not take part in its Managed Repair Contractor Network program (FAQ updated August 18, 2026). If a Citizens policyholder hires an outside water removal company instead of Citizens' own emergency water removal service, payments from the $3,000 reasonable emergency measures limit come out of that $10,000. If Citizens insures you, read that part of your policy before you choose a mitigation company. Other insurers set their own limits.
Burst pipe claim deadlines and documentation in Florida
Florida law sets the clock. Section 627.70132 requires notice of a new or reopened claim within 1 year after the date of loss, and of a supplemental claim within 18 months (Florida Statutes, 2025). Report a burst pipe far sooner than that.
Once you report, s. 627.70131 gives the insurer 7 calendar days to acknowledge your claim. It must begin investigating within 7 days of receiving proof-of-loss statements, complete any physical inspection within 30 days of them, and pay or deny within 60 days of notice in most cases.
Keep these records together:
- Photos and video of the pipe, the water and every damaged item.
- The failed pipe section.
- Your plumber's invoice with the cause of loss.
- Moisture logs from the restorer.
- Receipts for emergency costs such as fans, tarps or a hotel.

Deeper answers
Burst pipe water damage questions specific to Hollywood homes
These are the deeper questions Hollywood owners ask after a burst pipe, the ones most restoration pages leave out.
Beyond the usual advice, Hollywood owners ask whether one burst justifies repiping or a simple repair, with the insurance and permit points that come with it; what happens to floors and walls when a supply line breaks under the slab; whether a water main break or pressure surge can burst a pipe inside your home; and how much water a burst releases and how fast the damage spreads in stages.
1.Should I repipe my Hollywood home after one burst pipe, or just repair the break?
For one break in a newer copper or PEX system, a repair is usually enough. Repiping is worth a conversation with a licensed plumber when any of these apply:
- The house still has original galvanized steel, polybutylene or brittle CPVC.
- You have had two or more leaks.
- Pressure is weak, or the water runs brown after sitting.
- Your insurer flagged the plumbing on a four-point inspection.
Insurance often settles the question. Citizens requires a four-point inspection of the roof, electrical, heating and plumbing for properties more than 20 years old, and it lists polybutylene plumbing among the conditions that make those homes ineligible. Private insurers set their own rules, so ask your agent before you pay for a spot repair on a pipe type they won't accept.
Timing matters too. A repipe opens walls and ceilings, and scheduling it while walls are already open from the water damage work can spare you a second round of drywall and paint. Let the adjuster document the damage first, so the claim photos separate what the burst did from what the repipe added. The insurer usually pays for the water damage and the access cuts; the repipe itself is normally your cost. A repipe is permitted plumbing work, so your plumber pulls the City of Hollywood permit and books the inspections.
We can leave access open for your plumber and rebuild once the new pipe passes inspection.

2.What happens to floors and walls when a pipe bursts under the slab?
The water travels sideways before it shows. A supply line that breaks under the slab pushes water up through cracks, control joints and grout lines, then outward under tile, terrazzo, vinyl plank and wood, and into the bottom of the walls. Damage often appears one or two rooms away from the break.
Owners notice warm or damp spots on tile when a hot-water line fails, wood or laminate that cups or buckles, and grout that stays dark after mopping. Locating the exact break is the job of the leak detection service.
Plumbers usually offer two repair routes. They can open the slab at the break, or leave the failed section in place and reroute a new line through the walls or attic. Cutting into a terrazzo floor leaves a patch that rarely matches the original chips and color, which is one reason many owners choose a reroute; your plumber can say which route suits your house.
Restoration then means lifting flooring that can't be dried in place, drying the slab with readings at fixed, marked points, and drying every wall the water reached. Concrete slabs and CBS block (concrete block with stucco) give up water slowly, so they stay on the drying schedule after the drywall is done.
We document every wet room, including the ones far from the break, so the claim covers the full spread.

3.Can a water main break or pressure surge in Hollywood cause a pipe to burst inside my home?
It can. When it happens, the part that fails is usually an already weak joint, fitting or supply hose on your side of the meter. Hollywood has had several main breaks since 2024. On January 1, 2026, a 12-inch line ruptured at Oklahoma Street and A1A, just north of Margaritaville (CBS Miami), and nine residential properties on A1A went under a precautionary boil water advisory. Mayor Josh Levy told WSVN a broken valve caused it; the valve had been installed decades earlier with bolts that were not stainless steel, and they corroded. In November 2024, a 6-inch line ruptured near 6401 Washington Street, leaving nearby customers with little or no pressure (Hoodline).
When service is shut off and restored, trapped air and the rush of refilling water can cause water hammer, a hard shock that travels through the pipes. The Florida Building Code, Plumbing, section 604.9, requires flow velocity to be controlled to reduce the possibility of water hammer. Homes with original galvanized pipe, polybutylene or no working PRV feel it most.
After a City repair:
- Open one faucet slowly to bleed out the air.
- Check under sinks and behind toilets.
- Turn every fixture off and watch the meter for movement.
Whether the City is responsible for damage on your side of the meter is a legal and claims question for the City and your insurer.
If a leak shows up after a main break, we record the timing and the damage for your claim.

4.How much water does a burst pipe release, and how fast does the damage spread?
A burst supply pipe can release well over a hundred gallons an hour, which is why closing the main comes before anything else. A standard showerhead flows about 2.5 gallons per minute (EPA WaterSense), and a split supply line has no flow restrictor at all. Even at that shower rate, the totals climb fast:
- 10 minutes: 25 gallons.
- 1 hour: 150 gallons.
- 8 hours, a workday or a night away: 1,200 gallons.
The damage then spreads in stages:
- First minutes: water runs across hard floors and under baseboards, cabinets and door jambs.
- First few hours: drywall wicks water upward, carpet pad saturates, and MDF trim and particleboard cabinet bases start to swell.
- 24 to 48 hours: mold can begin on wet organic materials (EPA), and clean water can start to degrade toward Category 2.
- After several days: wet framing, subfloors and slab moisture lead to flooring failure, odors and larger tear-out.
Florida's heat and humidity speed each stage. A burst on an upper floor or inside a ceiling usually damages more rooms than one at floor level, since the water runs down through light fixtures and wall cavities into the rooms below.
We answer calls 24/7 because the first few hours decide how much has to be removed.

Expect two separate costs. Angi's 2025 data puts a burst pipe repair at about $500 on average, with most jobs between $200 and $3,000. HomeAdvisor's 2025 figures show most US homeowners paying $1,364 to $6,301 for the water damage restoration that follows. The rooms reached, the floor materials and whether the water came from a supply or drain line set your number, and we quote after an inspection.
Does homeowners insurance pay to repair the burst pipe itself?
Often it doesn't. Many policies pay for the resulting water damage and for tearing out and replacing the wall, ceiling or floor needed to reach the pipe, while treating the failed pipe as wear or maintenance. Read the "water damage" and "tear out" wording in your policy, and ask your agent to explain anything unclear. In most cases the plumber's bill stays with you.
Will a burst pipe water damage claim raise my insurance premium?
It can. Insurers share claim histories through databases such as the LexisNexis CLUE report, and a water claim can affect renewal pricing or eligibility, especially in a house with older plumbing. For a small loss, compare the estimate with your deductible first and ask your agent how a claim affects renewal. For scale, the Insurance Information Institute puts the average water damage and freezing claim at $15,400 for 2019-2023.
How long do I have to report a burst pipe claim in Florida?
One year for a new or reopened claim. Section 627.70132, Florida Statutes (2025), requires notice within 1 year after the date of loss, and a supplemental claim within 18 months. Report a burst pipe the same day if you can. Every week of delay makes it harder to show the water came from a sudden break and not from a slow leak.
Is burst pipe water damage covered if the home was vacant?
It may not be. Many policies limit or exclude water damage once a home has been vacant or unoccupied for a stated number of consecutive days, so check that wording before you leave. Seasonal owners in Hollywood can close the main and drain the lines, install an automatic shutoff valve, and tell the insurer how long the house will sit empty.
Can an insurer deny a burst pipe claim because the pipes were old?
Pipe age alone is not a standard reason for denial. Policies do exclude wear and tear, deterioration and leaks that ran 14 days or more. When an old galvanized or polybutylene line bursts suddenly, the water damage is often covered while the pipe itself is not, and a plumber's written cause of loss with dated photos supports that. This is general information, not legal advice.
Do I need a plumber's report for a burst pipe insurance claim?
You should have one. Ask the plumber to write on the invoice what failed, where, and whether it looked sudden, for example "split polybutylene fitting in hall bathroom wall." Keep the removed pipe section in a labeled bag. Together with restoration photos and moisture logs, that invoice shows the adjuster the cause and the full extent of the damage.
Should I turn off the water heater after a pipe bursts?
Yes, if the main will stay off for more than a short time. Turn an electric water heater off at its breaker, and set a gas unit to "pilot" or off, so it doesn't heat a tank that may be losing water. Turn it back on only after the plumber restores water and the tank has refilled, which you can confirm by running a hot faucet until the flow is steady.
Can I use water in the house after a burst pipe is capped?
Often, yes. If the plumber caps or isolates the broken section and the rest of the system holds pressure, most fixtures can go back into service. Ask which ones are safe. Check under sinks and behind toilets once the main is back on, and avoid running water in rooms where walls are open and drying, since a second leak there can hide behind the equipment.
Is it safe to stay in the house after a pipe burst?
Usually, yes. After a clean supply-line burst, staying is reasonable if power to the wet area is off or confirmed safe and no ceiling is sagging. Leave if water reached the electrical panel, a ceiling looks ready to fall, or the break was in a drain line carrying sewage. If you can't stay, ask your insurer whether your policy pays additional living expenses, and keep every hotel receipt.
What should I do if a burst pipe is leaking through the ceiling?
Close the main, turn off power to that area and keep everyone out from under the ceiling. A bulging ceiling is holding water and can come down, so set a bucket where you can reach it from the side and leave the drywall alone. Move furniture and electronics out, then photograph the stain and the drip point. The ceiling itself is repaired after the space above is dry.
Can a burst pipe create an electrical hazard?
Yes. Water that reaches outlets, light fixtures, the panel or appliance wiring can cause shocks, short circuits and fire. Never stand in water to reach a switch or breaker. If the panel, a junction box or wiring inside a wet wall got soaked, have a licensed electrician inspect it before power goes back on in that part of the house.
Will the City of Hollywood shut off water for a burst pipe on my side of the meter?
The City handles its side of the meter; the pipe on your side is yours to repair. If your own valve won't close, call the City's Underground Utilities line at 954-921-3046, or the after-hours utilities number, 954-967-4357, and ask about closing service at the meter. Then call a licensed plumber for the repair itself.
How can I stop a burst pipe temporarily until the plumber arrives?
Close the main; that stops it. After that, a pipe repair clamp, or a rubber patch held with hose clamps, can slow a small split on a pipe you can see, and towels and buckets catch drips. Don't attempt permanent repairs on polybutylene or on a line inside a wall. Those belong to a licensed plumber, who can cap the line and restore water to the rest of the house.
Can pipes freeze and burst in Hollywood, FL?
Rarely. Hollywood's winters are mild, and most burst pipes here come from age, corrosion, pressure or material failure. On an unusually cold night, the small risk sits with exposed outdoor lines, hose bibs and irrigation backflow assemblies. Plan your prevention around pipe material and water pressure instead of cold snaps.
How long do galvanized pipes last before they burst?
There is no fixed date. Galvanized supply pipe is commonly reported to last about 40 to 50 years, and a line from a house built in Hollywood before 1960 is now more than 65 years old. Corrosion inside the pipe narrows it and thins the wall, so failures usually start at threaded joints. Low pressure and rusty water after the lines sit are the early warnings.
How can I tell if my Hollywood home has burst-prone polybutylene pipes?
Look where pipes enter the water heater, under sinks and near the main shutoff. Polybutylene is flexible plastic, usually gray but sometimes blue or black, often stamped "PB2110," with metal or plastic crimp rings at the fittings. It was common in Florida homes built from about 1978 to 1995. A licensed plumber or a four-point inspector can confirm it in a short visit.
What water pressure is high enough to burst home pipes?
Static pressure above 80 psi is the code line. The 2023 Florida Building Code, Plumbing, section 604.8, requires a pressure-reducing valve wherever building pressure exceeds 80 psi, and plumbers commonly set PRVs well below that, often around 45 to 60 psi. Screw a gauge onto an outdoor hose bib with every fixture off to read it. A reading that creeps up over a day points to a failing PRV.
Do automatic water shutoff valves prevent burst pipe water damage?
They limit it. A smart shutoff valve on the main watches flow or pressure and closes when it reads a leak, and some insurers offer a discount for one, so ask yours. The valve can't stop a pipe from failing. It can turn hundreds of gallons on the floor into a few. Installing one on the main is work for a licensed plumber.
Does a four-point inspection check for burst pipe risk?
Partly. A four-point inspection covers the roof, electrical, HVAC and plumbing, and the plumbing part records pipe material, age, water heater condition and visible leaks. Citizens requires one for properties more than 20 years old, dated within 12 months of the application, and treats polybutylene as ineligible on those homes. Old galvanized lines on the report can affect coverage with other insurers.
Do PEX pipes burst less often than copper or CPVC?
Usually, for the failures common in Hollywood. PEX is flexible and doesn't corrode, it handles pressure swings and slab movement better than rigid pipe, and long runs need fewer joints. It still fails at poorly made crimp fittings, after long sunlight exposure, or where rodents chew it. Many Florida repipes now use PEX; ask a licensed plumber which material suits your house.
How long does burst pipe water damage restoration take?
Water removal usually happens on day one. Drying commonly takes about 3 to 5 days for drywall and wood framing, and longer for CBS block walls and slabs, which release water slowly. Repairs follow over days to weeks depending on scope, permits and material lead times. Insurance approval and the plumber's schedule can add time at both ends of the job.
Does burst pipe water damage always mean tearing out walls?
No. Drywall soaked by clean water from a supply pipe can often be dried in place if drying starts quickly. Sections come out when the plumber needs access, when insulation behind is saturated, when drywall sags or swells, or when the water came from a drain line. Moisture readings taken at each wall decide which panels stay.
How soon can mold grow after a burst pipe?
Within 24 to 48 hours on wet drywall, wood and carpet pad, which is why EPA guidance calls for drying water-damaged areas inside that window. Hollywood's warm, humid air keeps conditions favorable for mold all year. Drying should start the same day the leak is stopped. A musty smell days later means moisture is still trapped somewhere and needs readings.
Is water from a burst pipe clean water?
From a supply line, yes, at first. IICRC S500 classes it as Category 1. It can degrade to Category 2 as it sits and picks up dirt, building materials and whatever was on the floor, and warm temperatures speed that change. Water from a broken drain or sewer line is Category 3 from the start and is handled with sewage precautions.
What does a burst pipe water damage repair estimate include?
Usually two phases. Mitigation lists extraction, material removal, antimicrobial treatment, equipment days and monitoring visits; repairs list drywall, paint, baseboards, flooring and cabinets. Many restorers and insurers price both in Xactimate, estimating software that uses regional unit prices. The plumber's pipe repair is a separate invoice. Ask for line items instead of a lump sum.
What gets thrown away after burst pipe water damage?
Usually soaked carpet pad, wet insulation, swollen MDF baseboards, particleboard cabinet bases, laminate flooring and drywall that sagged. Solid wood, plywood, tile, terrazzo and stone countertops often stay after drying. Photograph everything before it goes, list it for the adjuster, and keep a sample of each material in case your insurer asks for one.
How do I check that my burst pipe repair was done by a licensed plumber?
Look up the plumber's name or license number on myfloridalicense.com, the DBPR license search. Florida plumbing contractors hold either a certified license, valid statewide, or a registered license, valid only where they registered (s. 489.105). Ask whether the repair needs a City of Hollywood permit; a repipe usually does. A licensed plumber's invoice also carries more weight with your insurer.
