We work across the whole barrier island between the Intracoastal Waterway and the Atlantic. That covers the Broadwalk and Surf Road, the side streets, and the towers along A1A, which runs through the island as North and South Ocean Drive, all in ZIP 33019. On the island, the job runs on building rules as much as on drying. We book the service elevator, get management sign-off before opening walls, and record every room with dated photos and moisture logs for the association and every insurer involved. Water damage cleanup near the Broadwalk follows the same rules, whether the building is a 1930s hotel or a new tower. What we do
Water damage restoration services we provide on Hollywood Beach
Most Hollywood Beach losses fall into five patterns. Each one comes from the way the island is built. Condo units stack floor over floor on shared plumbing, and many low-rise hotels along the Broadwalk still run on decades-old drain lines. Short-term rentals turn over guests every few days. The streets nearest the Intracoastal sit low enough for tides to reach them through the drains, while the oceanfront takes wind-blown rain first when a storm comes ashore. The five services below are the Hollywood Beach versions of our work, and each one links to the page that explains the technical process.

This is the most common call on the island. A failed supply line, toilet, water heater or AC drain in one unit sends water across the slab or down a plumbing chase into the units below, and sometimes sideways into the unit next door. On the first visit we work with management to confirm the source unit. Then we check every unit above, below and beside it with moisture meters and a thermal camera. Each unit gets its own photo set and moisture log, so each owner and the association can file separately. Who pays for which part depends on your condo documents and section 718.111(11), Florida Statutes. Our page on condo water damage restoration in Hollywood explains that split.
The APA's 2013 Great Places profile lists 98 small hotels on the Broadwalk alone. Add the resort towers and the island's short-term rentals, and many water losses here happen in rooms that are booked. An operator needs the work planned around the calendar. We take rooms offline one at a time where the water allows, dry guest-facing areas such as lobbies and corridors first, and keep a dated record of every affected room for a business-interruption claim. We can schedule night work for hotels and restaurants. Large-loss and desiccant drying details are on our page on commercial water damage restoration for hotels.
During fall king tides and heavy rain, the Intracoastal can stand higher than the drains on the island's lowest streets. Water then rises through the storm drains off A1A. It spreads into ground-floor units, lobbies, parking garages and storefronts, as Local 10 reported on the Broadwalk in 2019 and NBC Miami recorded off A1A in 2020. We treat all of it as Category 3 water under the IICRC S500 standard: we remove the water, cut out soaked drywall and baseboards, clean and disinfect, then dry. Rising water is normally a flood-policy claim, not a homeowners or HO-6 claim. Our page on flood damage cleanup in Hollywood covers the NFIP side.
Oceanfront towers take the first hit when a storm comes ashore. Wind forces rain past sliding glass doors, window frames and balcony thresholds, often on the upper floors where gusts are strongest. Low-rise buildings near the Broadwalk tend to leak at flat roofs and parapet walls instead. We extract and dry, and we can tarp and board up openings. We also record wind-blown rain apart from rising water, because the two are claimed under different coverage and often different deductibles. Tarping and hurricane deductibles are covered on our page on storm and hurricane damage restoration.
In most condo units the air handler sits in a closet right beside the living space. When the condensate line clogs or the drain pan rusts through, water drips onto the flooring and then into the unit below, often for days before anyone sees it. Water heaters, washer hoses and ice-maker lines are the other common sources. Salt air speeds the corrosion of metal drain pans and coils on the island, which the next section explains. We stop the water, trace how far it spread with a thermal camera, and dry the closet floor and the walls around it. Our page on AC and appliance leak water damage explains the mechanics of each failure.
Causes
What causes water damage on Hollywood Beach
Salt water surrounds the island, with the Atlantic to the east and the Intracoastal Waterway to the west. Its side streets sit low, and much of its building stock is old. The water around it also keeps rising. NOAA's tide gauge at Virginia Key, the nearest station with a long sea level record, shows relative sea level climbing about 1.26 inches per decade from 1931 through 2025, which adds up to close to a foot over the record. Five causes come up again and again on island jobs, and each has its own pattern of damage.
King tide water damage from A1A storm drain backflow on Hollywood Beach
King tides are the highest predicted tides of the year, and in South Florida they peak from September to November. When the Intracoastal stands higher than the street, the storm drains run in reverse. They carry water in instead of out. The island has a long record of this:
When What happened on Hollywood Beach Reported by 2019 A king tide flooded businesses on the Broadwalk Local 10 2020 Intracoastal water bubbled up through storm drains off A1A NBC Miami Fall 2022 King tides plus Hurricane Ian rain flooded beach streets WSVN November 2022 Hurricane Nicole surge and king tides pushed water and sand onto the Broadwalk and into the streets CBS Miami September 2024 First king tides of the season; the city started a $48 million Coastal Resiliency Project to raise roads and add drains and pumps in south Hollywood Beach CBS Miami September 27, 2026 The Port Everglades gauge logged its highest tide since NOAA installed it in February 2018; water covered parts of the Broadwalk and nearby roads CBS Miami The city is installing one-way valves that let stormwater out to the Intracoastal while blocking seawater from flowing back. Even so, CBS Miami reported on September 30, 2026 that ocean water could still push up through storm drains and flood roadways. The season is not over. The South Florida Water Management District lists another high-tide window from October 22 to November 12, 2026, with the highest days possible near the October 27 full moon (FAU, 2026). On the island, ground floors, parking garages and elevator pits flood first.
Boards of Intracoastal-side buildings carry a duty of their own. Broward County required its cities to adopt a regional seawall standard by February 2022: new or substantially improved seawalls on tidal waterways (not oceanfront beaches) must be built to 4 feet NAVD88 if constructed before January 1, 2035, and 5 feet by 2050. The City of Hollywood's seawall brochure adds that owners who let tidal water flow onto neighboring property or streets can be cited and fined.
Salt air corrosion that leads to leaks in Hollywood Beach buildings
Salt spray settles on every surface near the ocean and holds moisture against metal. A 2017 Florida Atlantic University study for the Florida Department of Transportation measured metal loss at 30 monitoring stations in Florida. It proposed a salt (chloride) deposition limit for bare weathering steel bridges of about 13 milligrams per square meter per day, a level the authors tied to roughly 4 miles from the shoreline. Every building on the island sits far closer to the ocean than that. On island jobs, the parts that fail are copper AC coils and line sets, steel drain pans, water heater tanks and their fittings, and, in older buildings, galvanized supply pipe and cast-iron drain stacks. These leaks rarely burst. They drip inside a wall or closet for weeks and first show up as a brown ring on the ceiling of the unit below. Ask your AC contractor or plumber for a drain pan and fitting check once a year.
Riser leaks in aging Hollywood Beach oceanfront towers
Florida's milestone law calls for a structural inspection once a condo building of three or more stories turns 30, and you can look up your tower's year built on the Broward County Property Appraiser site. In a tower, kitchens and bathrooms stack floor above floor on shared risers, the vertical supply pipes and drain stacks that serve every unit in a line. One failed riser pipe or drain stack joint can wet that whole vertical line, from the unit where it failed down toward the lobby or garage. That changes how restoration starts. Every unit in the stack gets checked, including the ones with no stain yet, because water inside a wall cavity can travel several floors before it shows. The riser is usually a common element. So the association arranges the plumbing repair, while each owner's finishes are scoped unit by unit.
Water damage risks in older low-rise Broadwalk hotels and apartments
The Broadwalk was platted and paved in 1922 and finished by 1923. Most of the hotels and apartments that face it went up in the late 1920s and 1930s, in Streamline/Art Moderne, Mediterranean Revival and Mid-Century Modern styles, and the APA counts 42 street ends that meet the promenade (APA, 2013). Buildings that old fail in their own ways. Original cast-iron drain lines crack and scale inside. Older galvanized supply pipe corrodes from the inside out until a joint lets go. Flat roofs and parapet walls take water in at the seams, and ground floors sit close to beach grade, so sand and storm water reach them first. Concrete block and masonry walls finished with plaster also hold water far longer than drywall on studs, which can add days to the drying schedule.
FEMA flood zones and water damage on the Hollywood Beach barrier island
On barrier islands, FEMA often maps the oceanfront in coastal high-hazard VE zones, where waves add force to flooding. The bay or Intracoastal side is often mapped AE, a zone with a set base flood elevation and less wave action. Do not assume your zone from a neighbor's: look up your own building. Enter the address on FEMA's Flood Map Service Center (msc.fema.gov) or on Broward County's flood zone map viewer, which shows the current zone beside the older one. Broward's current FEMA maps took effect on July 31, 2024, so a zone you checked before then may have changed. The zone matters most after a big loss. In a mapped flood zone, if repair cost reaches 50% of the structure's pre-damage market value, with land left out, FEMA's substantial damage rule requires the building to meet current floodplain standards. The City of Hollywood's floodplain administrator makes that call, and it can change what gets rebuilt and how.

Step by step
How our Hollywood Beach water damage response works in high-rise and beachfront buildings
On the island, restoring water damage is as much about access and building rules as about drying. A crew that shows up without a certificate of insurance on file, or without a booked service elevator, can lose hours at the front desk while water keeps wicking up the walls upstairs. The four steps below run in the order they happen on a real job.
Coordinating with Hollywood Beach building management before the water damage crew arrives
Before our truck reaches the building, we settle these points with the manager or the board:
- Building access, an access fob for the crew and the entrance we should use
- Which units are affected so far, and which units sit around the source
- Where the unit shutoff and the riser shutoff are, and who is allowed to close the riser
- The certificate of insurance the association requires from contractors
- Approved work hours and any weekend limits
- Who signs off on opening walls or ceilings in corridors and other common areas
While you wait, tell management. Close your unit's shutoff if you can reach it safely, photograph every wet area, and move belongings off wet floors and out from under a dripping ceiling. Write down who you spoke with at the building and when.
Elevator, loading dock and parking logistics for water damage jobs on A1A
The Broadwalk is a pedestrian promenade, so no truck loads from it. Crews stage from A1A, a side street or the building's own entrance loop, depending on what management allows. Most towers ask for a booked service elevator with wall pads hung and a window at the loading dock, and we request both on the first call. Truck-mounted extraction hoses rarely reach upper floors, so we carry portable extractors, dehumidifiers and air movers up in the service car. Curb space near the Broadwalk is tight, especially on weekends. We plan equipment drop-off and crew parking with the building ahead of time. Road work shapes access right now too: FDOT's $34.3 million drainage project on A1A, which began in July 2025 and is set to finish in summer 2028, has brought lane closures and short full closures on parts of the island.
Tracing water damage through stacked Hollywood Beach units and shared walls
The inspection covers more rooms than most owners expect. We take moisture meter readings and thermal camera scans on ceilings, walls and floors in the source unit, the units below and beside it, and the corridor outside. Each reading goes into a per-unit log with photos and a simple floor sketch that marks wet and dry areas. Water does not stay where it lands. It runs along the top of the slab, drops through plumbing chases and wicks up the bottom of walls, so a unit two floors down can be wet with no stain on its ceiling yet. Speed counts here: the EPA advises drying water-damaged materials within 24 to 48 hours to prevent mold growth. Each owner gets a separate report. That keeps the association's claim and every HO-6 claim built on the same readings but filed apart.
Drying water damage in a Hollywood Beach unit in salt-humid air
Windows and balcony doors stay shut during drying on the island. Outdoor air here is humid and salty, and the EPA's guidance is to keep indoor humidity below 60 percent, ideally between 30 and 50 percent. Opening a slider to "air it out" pulls wet air straight back in. We run the unit's own air handler where it is safe and check whether the building's central cooling, if it has one, is on. Dehumidifiers and air movers draw real power. So we check the unit's circuits before setup and confirm the building's rules on running equipment overnight. Most clean-water drying takes a few days, confirmed by daily moisture readings, and we remove equipment when each material reaches its dry standard, not on a fixed date.
Pricing guide
Water damage restoration cost factors on Hollywood Beach
Benchmarks give you a starting point, not a quote. HomeAdvisor's 2025 data puts the national average for water damage restoration at about $3,833, with most owners paying $1,364 to $6,301, or about $3.50 to $7.50 per square foot depending on the water category. A South Florida cost guide from PuroClean's Pompano Beach office lists about $3 to $4 per square foot for clean water, $4 to $6.50 for gray water and $7 to $7.50 for black water. We found no published Hollywood Beach average. We quote only after an inspection, and the estimate lists each unit and each line item.

The same square footage can price very differently on the island:
- Clean water from a supply line in one unit costs far less than Category 3 tidal water in a ground floor or garage, which adds material removal and disinfection.
- Tile and terrazzo floors, common in older beach units, can hold water under the surface and dry differently from carpet over pad.
- Concrete block (CBS) walls finished with plaster hold water longer than drywall on metal studs, so drying days go up.
- A riser leak that reaches six units is six separate scopes, each with its own readings, removals and repairs.
- A furnished rental adds contents handling that an empty unit does not need.
Photos and moisture logs for each unit support whatever the insurer is asked to pay.
Access and after-hours costs on Hollywood Beach water damage jobs
Some costs on the island rarely show up on an inland house job. Crews may wait for an elevator window. A hotel or an association may require night or weekend work, and carrying equipment to a high floor takes more labor than rolling it through a garage door. Common-area floors and elevator cabs need protection, and parking near the beach can mean a paid garage. We list these lines openly in the estimate. Keep the deductibles straight as well: your HO-6 deductible and the association's master policy deductible are separate, and a hurricane loss can carry its own percentage deductible. Our condo page, linked in the services section above, explains which policy usually pays for which part.
Why choose us
Why Hollywood Beach owners and managers call us for water damage
A manager on the island needs a contractor who arrives with paperwork in order and leaves a record every party can use. A unit owner who lives out of state for half the year needs to see the job without flying in. Here is what we bring to a Hollywood Beach job:
Until you have those references, judge any company by its documentation. Ask to see a sample per-unit moisture log before you hire anyone, including us.
- IICRC-certified technicians who work to the ANSI/IICRC S500 standard for water damage restoration
- A phone line answered 24/7
- Thermal imaging and moisture mapping in every affected unit, not only the source unit
- Separate photo and moisture logs per unit, so the association, each owner and each insurer work from the same evidence
- One team from extraction through mold remediation, if it is needed, and rebuild, so the manager deals with one company
- A locally owned company based in Hollywood at 1950 Grant St, Hollywood, FL 33020
Deeper answers
Hollywood Beach water damage questions owners and managers ask
Generic restoration pages skip the questions island owners actually ask. These four cover building rules, tidal flooding, Florida's milestone inspection law and rentals between guest stays, based on how jobs run in condo towers and beach buildings.
1.Can a water damage crew work in my Hollywood Beach condo if building rules limit contractor hours?
Yes, in most cases, and the first hours matter most. Water extraction and the first moisture check are emergency work. Most associations allow emergency access at any hour while water is still spreading, and normal contractor hours then apply to drying checks, demolition and rebuild. That is common practice rather than law, and your building's own rules decide.
Three calls make the first visit go faster:
- Tell the manager or front desk right away and ask for the after-hours emergency contact.
- Ask whether the building needs a certificate of insurance from the contractor before entry, and where to send it.
- Ask which elevator and entrance crews must use, and where they can park.
We can send a certificate of insurance the same day it is requested. Drying equipment usually runs around the clock, and most buildings accept that inside a unit with the door closed. Noisy work such as cutting drywall or chipping tile goes into allowed hours. If the building bars weekend work, the drying plan accounts for it: readings are still taken and logged, and demolition waits for Monday. Send us the building rules and we plan the job around them.

2.What should Hollywood Beach owners do when a king tide floods the lobby, garage or ground-floor unit?
Treat the water as contaminated. It has come up through storm drains from the Intracoastal and the street, and the IICRC S500 standard classes it as Category 3. Then work through these steps in order:
- Do not take a car through flooded garage levels, and do not wade where outlets or electrical panels are under water.
- Photograph water lines on walls and cars before the water drains away.
- Tell management, because lobbies and garages are usually common elements handled by the association.
- If you own a ground-floor unit, photograph your own unit separately from the common areas.
- Call for cleanup without waiting for the tide to fall. Drywall and cabinet bases wick salt water upward, and the 24-to-48-hour drying window starts as soon as the water arrives.
Tidal water is normally covered only by a flood policy, not by HO-6 or homeowners coverage. Boards can plan ahead, because king tides peak from September to November and the South Florida Water Management District publishes each year's high-tide windows in advance. That gives managers time to clear storage from low garage levels and line up a cleanup crew. We handle Category 3 cleanup on the island 24/7, in common areas and in individual units.

3.Do milestone inspections and concrete repairs raise water damage risk in older Hollywood Beach buildings?
They can, mostly while the repair work is under way. After the 2021 Surfside collapse, Florida added milestone structural inspections to state law in 2022. Section 553.899, Florida Statutes, as it reads in 2025, applies them to condo and co-op buildings three or more habitable stories tall. The first inspection is due by December 31 of the year the building turns 30, then every 10 years. The local building department may move it up to 25 years based on local conditions such as nearness to salt water, so ask your board which schedule applies. Phase one is a visual review by a licensed architect or engineer. Phase two follows if substantial structural deterioration turns up, and the repairs must begin within 365 days of the phase two report.
The water risk comes from the repairs. Concrete spalling and balcony repairs often follow years of water getting into the structure, and the repair work itself can open walls, remove sliding doors or leave temporary closures that let rain in. Before work starts, ask the board for the schedule and photograph the walls and floors near your balconies and windows. Report any new staining at once. It is easier to document while the contractor is still on site. We can document and dry water intrusion during building repairs.

4.How do Hollywood Beach vacation rental owners handle water damage between guest stays?
Work through it in this order:
- Stop the water, then move or cancel the next booking. A unit with wet floors, running dehumidifiers or opened walls is not ready for guests, and no guest should stay in a unit with Category 3 water.
- Photograph the damage and the booking calendar. Lost rental income is a separate item from the repair, and whether a policy pays it depends on the form: some homeowners and HO-6 policies carry fair rental value coverage, and commercial policies may carry business income coverage. Check your own policy, since nothing here promises coverage.
- Tell the association if the unit is in a condo building, because the leak may involve common elements or other units.
- Keep your city and state paperwork current. The City of Hollywood's Vacation Rental License application asks for an active Transient Public Lodging Establishment license from the Florida Department of Business and Professional Regulation, a Florida Department of Revenue registration certificate, a Broward County Tourist Development Tax account and a floor-by-floor sketch of the interior, among other documents. If repairs change the floor plan, ask the city whether the sketch on file needs an update.
Drying a small clean-water loss usually takes a few days. Demolition and rebuild add more time. We can schedule work around existing bookings where it is safe to do so. If water turns up between check-out and check-in, call (954) 872-0362, and after the first inspection we will tell you whether the next stay can go ahead.

Questions
Hollywood Beach water damage FAQs
Short answers for owners and managers on the island. Each one is written for buildings between the Atlantic and the Intracoastal, where stacked units and tidal drains change the usual advice.
How fast can a water damage crew reach Hollywood Beach?
We answer 24/7 and send the nearest available crew. Two things add time here: traffic on the Hollywood Boulevard and Sheridan Street bridges over the Intracoastal, and building access once the crew arrives. Call management while you call us, so an access fob and the service elevator are ready. Emergency water removal on Hollywood Beach starts as soon as the crew is inside the unit.
Do I need to be in my Hollywood Beach unit when the water damage crew arrives?
Not always. If management or a neighbor can let the crew in, extraction can start without you. You still approve the written scope and any wall or floor removal. Many island owners are seasonal and live elsewhere for part of the year, so we take approval by phone or email and send photos and moisture logs you can review from wherever you are.
Can water damage spread to my Hollywood Beach unit from a unit two floors up?
Yes. Water follows the slab and the plumbing chases, so a leak can skip a floor or show up in the unit beside the stack instead of the one directly below. Ask management to have every unit in the line checked with moisture meters, including units with no visible stain. Wet drywall behind a dry-looking ceiling is easy to miss, and the EPA advises drying within 24 to 48 hours.
What should I shut off first when water damage starts in a Hollywood Beach condo?
Close your unit's main water shutoff first. In many towers it sits in the AC closet, the water heater closet or under the kitchen sink. Turn off breakers for wet areas only if you can reach the panel without standing in water. If the water is coming from above, call the front desk so staff can shut off that unit or the riser, then photograph every wet surface before anything is moved.
Will water damage restoration equipment be allowed to run overnight in my Hollywood Beach building?
Usually yes, inside the unit. Dehumidifiers and air movers have to run continuously to dry materials, and switching them off at night adds days to the job. Each association sets its own rules, so we confirm them with management before setup and plugs into the unit's own circuits rather than corridor outlets. Loud demolition, such as cutting drywall or chipping tile, goes into permitted contractor hours.
Do you restore water damage in Hollywood Beach single-family homes as well as condos?
Yes. The island also has single-family homes and small multi-unit buildings on its side streets. These usually face slab-level tidal water, roof leaks and older plumbing rather than unit-to-unit leaks, and the owner deals with the insurer directly with no association involved. During the September 2026 king tides, Local 10 reported water creeping toward homes near the Broadwalk, so ground-level rooms get checked first.
Can you handle water damage in a Hollywood Beach restaurant or shop on the Broadwalk?
Yes. Ground-floor businesses on and near the Broadwalk have flooded from king tides before, in 2019 and again in September 2026, when a market owner on the beach told CBS Miami it was the most flooding he had seen in 25 years. We can work after closing, dry dining and sales areas first, and document stock and equipment losses for a commercial claim. For food businesses, check reopening rules with the Florida DBPR Division of Hotels and Restaurants after Category 3 water.
When are king tides most likely to cause water damage on Hollywood Beach?
In the fall, usually September through November. That is when the year's highest astronomical tides arrive, and NOAA's seasonal sea level cycle for Virginia Key also peaks in October. Damage is worst when a king tide lines up with heavy rain or an offshore storm, as in 2022 when king tides and Hurricane Ian rain flooded Hollywood Beach streets (WSVN). For 2026, the South Florida Water Management District lists windows running as late as December 22 to 27.
Is storm-drain water on Hollywood Beach streets clean or contaminated?
Contaminated. Water pushed up from storm drains is Intracoastal water mixed with street runoff and debris, so the IICRC S500 standard treats it as Category 3. Porous materials it soaks, such as carpet, pad and the bottom of drywall, are normally removed. Tile and concrete are cleaned and disinfected before drying starts, and the crew wears protective gear throughout.
Does homeowners or HO-6 insurance cover king tide water damage on Hollywood Beach?
Usually not. Standard homeowners and HO-6 policies exclude rising surface water, which makes it a flood-policy claim under the NFIP or a private flood policy. The NFIP pays up to $250,000 for a building and $100,000 for contents on a one-to-four family home. FEMA notes a typical 30-day wait before a new NFIP policy takes effect, so buy before the fall tides. Ask whether your association carries its own building flood policy.
How do I find the FEMA flood zone for my Hollywood Beach building?
Enter the street address on FEMA's Flood Map Service Center at msc.fema.gov, or on Broward County's flood zone map viewer. The result shows the zone, such as VE or AE, and the base flood elevation for that spot. Broward's current maps took effect July 31, 2024, so check again even if you looked before then. Your association or insurance agent may also hold an elevation certificate for the building.
Should I move my car out of a Hollywood Beach garage before a king tide?
Yes, if management warns of a high tide or the garage has flooded before. Ground-level and below-grade garages on the island flood first when water backs up through the drains. Move vehicles to a higher deck or off the island well before the predicted peak, since flooding can begin up to two hours ahead of it (WUSF, 2026). Photograph the garage before and after for the association's records.
What water damage happens in Hollywood Beach towers during a hurricane?
Most of it is rain that hurricane winds force past sliders and balcony thresholds, often on the upper floors. Leaks also start where shutters or impact glass do not seal. Ground floors can take storm surge on top of that. Record wind-blown rain and surge separately, because they fall under different policies and deductibles. The storm page linked in the services section covers hurricane deductibles.
Does the City of Hollywood have projects to reduce tidal flooding on Hollywood Beach?
Yes, several. The Hollywood CRA's Coastal Resiliency Phase IV project raises street profiles and adds drainage on the east-west streets between A1A and the Broadwalk from Harrison Street to Magnolia Terrace. In October 2026 its page listed Van Buren, Virginia, Georgia and Jackson Streets as complete. FDOT's $34.3 million A1A drainage project runs from July 2025 to an estimated summer 2028. Seawater can still rise through some drains in the meantime (CBS Miami, 2026).
Who pays for water damage that starts in my neighbor's Hollywood Beach condo?
It depends on your condo documents and Florida law. Under section 718.111(11), Florida Statutes, the association insures the building as originally built, and unit owners insure items such as flooring, wall coverings, cabinets, countertops and contents, generally on a no-fault basis. An owner whose negligence caused the leak may be liable for damage the association policy does not cover. For disputes, ask a Florida condo attorney; We document the damage, not the fault.
Does my Hollywood Beach association have to fix water damage in my unit's walls?
Often the association covers the structure and drywall as originally built. Your HO-6 then covers wall finishes such as paint and wallpaper, plus floors, cabinets and contents. The declaration can shift these duties, so read your condo documents. Give management written notice with photos, and keep our moisture log so both claims rest on the same readings.
Can I hire my own water damage company in a Hollywood Beach condo?
Usually yes for your unit's contents and finishes, but the association may hire its own vendor for common elements and the structure. Tell management who you hired and share that company's certificate of insurance. Ask both companies to share readings, so one drying plan covers the whole wet area and nobody unplugs equipment the other company set up.
What does a Hollywood Beach rental owner owe a tenant after water damage?
Florida's landlord-tenant law covers it. Under section 83.63, Florida Statutes, if damage the tenant did not cause substantially impairs use of the unit, the tenant may end the lease and move out, or vacate only the unusable part and pay reduced rent. Section 83.51 sets the landlord's repair duties. Stop the water, start drying within a day, keep the tenant informed in writing, and speak with a Florida attorney about your lease.
How long is a Hollywood Beach unit unlivable after water damage?
A small clean-water leak with no demolition may leave the unit livable during drying, which usually takes a few days, though the equipment is loud. Losses with Category 3 water, opened walls or removed floors can keep a unit out of use for weeks. Rebuild and building approvals for contractor work add more time. We give you a dated schedule after the inspection.
Do Hollywood Beach associations need moisture readings for every affected unit?
They should have them. Separate readings and photos for each unit show where the water went and when each unit dried. That record helps the association's adjuster and each owner's HO-6 adjuster agree on scope instead of arguing over one shared report. our logs readings daily per unit and shares them with management and with each owner.
Can mold grow in a Hollywood Beach unit that sits empty for the summer?
Yes. A slow drip from a water heater, AC drain or supply line in a closed, unattended unit can wet materials for weeks before anyone notices. Ask management or a neighbor to check the unit on a set schedule, and consider an automatic water shutoff valve before you leave. We remediate mold; testing comes from an independent licensed assessor, as Florida law (section 468.8419) keeps the two jobs separate.
How much does water damage restoration cost on Hollywood Beach?
It depends on the water category, the number of units involved and building access. As a benchmark, HomeAdvisor's 2025 data puts the national average near $3,833, with most jobs between $1,364 and $6,301. A one-unit clean-water leak usually sits near the low end of that range. A Category 3 garage or lobby flood can run far past it, so we quote each unit after an inspection.
Why can Hollywood Beach water damage cost more than the same leak inland?
Because the buildings are stacked and the rules are strict. A single leak in a tower can reach four or five units, and each one needs its own readings and report. Crews may wait for elevator windows and carry equipment to high floors. Tidal water adds more cost again, since Category 3 means more material removal and disinfection than a clean supply-line leak in a single-story house.
How soon must I report water damage to my insurer for a Hollywood Beach unit?
Right away. Florida law (section 627.70132) gives you 1 year from the date of loss to give notice of a new or reopened property claim and 18 months for a supplemental claim. Most policies also require prompt notice. For hurricane losses, the date of loss is tied to landfall. Photos and moisture logs from the first visit support whatever you file.
Can a water damage company take over my Hollywood Beach insurance claim?
Not on newer policies. Florida banned assignment of benefits for property policies issued on or after January 1, 2023 (section 627.7152), so you stay in control of your claim. We supply photos, moisture logs and estimates to your adjuster and can talk with the adjuster on your behalf if you ask. We are not a public adjuster or an attorney.
Is the HO-6 deductible or the association deductible used for Hollywood Beach water damage?
Often both, for different parts of the loss. The association's master policy and its deductible usually apply to the building as originally built, and your HO-6 deductible applies to your finishes and contents. Hurricane losses may carry a separate percentage deductible on each policy. Read both policies and the declaration, and ask your agent which deductible applies to which repair.
What paperwork from you help a Hollywood Beach water damage claim?
Dated photos of every room, a moisture map showing wet and dry areas, daily drying logs, a list of removed materials with the reason for each, and an itemized estimate. For condo losses, each unit gets its own set, so the association and each owner can file separately. Keep copies of every email with management too.
