Water damage restoration in Hollywood Hills, Hollywood, FL
Hollywood Hills is a neighborhood of about 3.1 square miles in Hollywood, Broward County, Florida. The City of Hollywood's neighborhood map draws it from Sheridan Street south to Washington Street and from N Park Road west to N 56th Avenue, with Hollywood Boulevard running through the middle and ZIP code 33021 on most mailboxes. You may have water seeping up from under the floor. Maybe a ceiling stain grew after the last storm, or the air handler closet has a puddle in front of it. We provide water damage restoration in Hollywood Hills, FL as a locally owned Hollywood company, with IICRC-certified technicians, 24/7 emergency response, thermal imaging and moisture mapping, photo and moisture-log records, and direct work with your insurance company. We handle water damage cleanup near Memorial Regional Hospital, which sits inside the neighborhood on Johnson Street, and on every block out to N 56th Avenue.

The houses are what make water damage repair in Hollywood Hills different. Census tracts 909 and 910 run from Hollywood Boulevard north to Taft Street, and most of their land lies inside the neighborhood. There, 84% of homes were built between 1950 and 1969, and 87% are detached single-family houses (Census ACS 2024 5-year). Only about 1% went up in 2000 or later. Across Broward County, just 22% of homes date from those two decades. In practice that means single-story CBS houses on concrete slabs, many with original terrazzo, with drain and supply lines buried under the floor and roofs that insurers now check closely before they write or renew a policy. We also serve the rest of the city; see our page on water damage restoration across Hollywood, FL.
- Terrazzo, tile and carpet floorsiTerrazzo sheds water, so a broken line can spread under it; we trace the wet area before anyone cuts the floor.
- CBS block and slab dryingiConcrete slabs and block walls are IICRC Class 4, the slowest to dry, so we read the same marked points daily.
- Slab leak tracingiThermal imaging and moisture mapping trace the wet area from a pinhole leak in buried lines before the floor is cut.
- Mid-century pipe failuresiCast iron drains and galvanized supply pipe in 1950s and 1960s houses corrode, scale and start to leak.
- AC closet and attic overflowsiHall closet, garage and attic air handlers spill when an algae-clogged condensate line backs up.
- Hidden-leak mold checksiSlow leaks under vanities and behind air handler closets can grow mold, so wet materials are dried in the 24 to 48 hour window.

What we do
Water damage restoration services for Hollywood Hills homes
One our team handles a Hollywood Hills water loss from the first call to the last coat of paint. The four phases below are set up for single-story mid-century houses. That means slab floors, terrazzo that may sit under newer flooring, and plaster or drywall over CBS block, the concrete block walls finished in stucco that most of these homes have. Each phase links to the page that explains its method in full.

Terrazzo is marble, quartz, granite or glass chips set in a cement or epoxy binder (National Terrazzo & Mosaic Association). Terrazzo floor water damage behaves differently from a wet carpet or wood floor. Its polished surface sheds water. So when a supply line breaks in a 1960s house, the water does not soak in at the leak; it spreads across the living room, hall and bedrooms on one level, then wicks into baseboards and the bottom of the drywall. Many owners have laid carpet, laminate or luxury vinyl over the original terrazzo, and water trapped between that covering and the hard floor has nowhere to go. We lift coverings where the meter says wet. The cement-based terrazzo and the slab under it can still hold moisture below the surface, so readings guide every step. The equipment is covered on our page on how emergency water extraction works.
Concrete slabs, CBS block and old plaster hold water as bound moisture. The IICRC S500 standard puts these materials in Class 4, the slowest class to dry. A wall can feel dry to your hand and still read wet. We set dehumidifiers and air movers, take readings at the same marked points every day, and log them until each material reaches its dry standard: a reading that matches the same material in a room the water never touched. South Florida air stays humid for most of the year, so dehumidifiers run from setup to the last reading. The science sits on our structural drying for slabs and block walls page.
Slow leaks hide well in these houses. Think of a drip under a bathroom vanity, a wet wall behind the closet that holds the air handler, or a damp pad under carpet laid over terrazzo. By the time someone notices a smell, mold is often growing, since the EPA says it can start on wet drywall, wood and carpet within 24 to 48 hours. We remove it under containment. Florida law (s. 468.8419, F.S.) bars a mold assessor from remediating a property it assessed in the previous 12 months, and the reverse, so testing and clearance come from an independent licensed assessor. Containment and clearance steps are on our mold remediation after a leak page.
Once the readings say dry, the same team replaces drywall, baseboards, cabinets and flooring, then paints. Terrazzo needs a conversation first. New terrazzo rarely matches a 60-year-old floor exactly, so a patch over a slab cut can show. We explain the repair options before anyone cuts the floor. Popcorn ceilings in homes built before about 1980 need an asbestos lab test before anyone disturbs them.
Permits are the other local detail. From July 1, 2026, the City of Hollywood lets single-family owners request a permit exemption for projects under $7,500. Plumbing, electrical, mechanical and structural work still needs a permit at any price, and lots that sit partly or fully in a flood hazard area do not qualify. That exclusion matters here, because about 29% of the land inside Hollywood Hills lies in a FEMA high-risk flood zone, mostly Zone AH, the label for shallow ponding (Broward County's 2024 flood zone map). The rebuild itself is covered on our reconstruction and repairs after water damage page.
Causes
Common causes of water damage in Hollywood Hills' mid-century homes
Older home water damage in Hollywood, FL follows the age of the house. By 1960 the city already had 12,170 single-family homes (Florida Memory). In the two census tracts at the center of Hollywood Hills, 56% of homes went up in the 1960s alone. Broward County Property Appraiser records trace the neighborhood back to the original Hollywood Hills plat, recorded in Plat Book 6, page 22. Original pipes, drains and roof parts in those houses are now 55 to 75 years old. Nationally, about 1.5 of every 100 insured homes file a water damage or freezing claim each year, and the average claim ran $15,400 over 2019 to 2023 (Insurance Information Institute). Here is how the four common sources show up in a Hollywood Hills house.
Slab leak water damage under original terrazzo floors
In a slab-on-grade ranch house, the supply lines and drains run in or under the concrete, and the terrazzo was poured on top. A pinhole in a hot-water line can leak for weeks before you see anything. Slab leak water damage in Hollywood Hills usually announces itself in one of these ways:
- A water bill that jumps with no new use. The EPA's WaterSense program suggests reading your meter, using no water for two hours, then reading it again; any change points to a leak.
- A warm spot on the floor, often right over a hot-water line.
- The sound of running water with every fixture off.
- Damp baseboards along an interior wall, or new cracks in the terrazzo.
The EPA estimates that the average household's leaks waste more than 9,300 gallons a year. In 9% of homes, leaks waste 50 gallons or more a day. We use thermal imaging and moisture mapping to trace the wet area before anyone cuts the floor, and the methods for pinpointing the pipe itself are on our slab leak detection in Hollywood page.
Corroded cast iron drains and galvanized supply lines in 1950s and 1960s houses
Houses of this age were commonly built with cast iron drain lines and galvanized steel supply pipe. Galvanized pipe rusts from the inside, narrows, and starts leaking at threaded joints. Cast iron scales and cracks. A drain leak under the slab carries waste, which makes it Category 3 water under IICRC S500.
Many Hollywood Hills drains still end at a septic tank. The City of Hollywood's unsewered-areas map, updated in August 2026, covers about 38% of the land inside the neighborhood, and roughly 44% of Hollywood as a whole is unsewered. When a drainfield stays saturated after days of rain, sewage can back up into the lowest tub or shower in the house. The City has finished a sewer extension here, with about 11,380 feet of new main between N Park Road and N 35th Avenue from Taft Street to Arthur Street, and owners get 90 days after the City's notice to connect.
Polybutylene, the gray plastic pipe used in Florida from about 1978 to 1995, turns up in a 1960s house only if it was re-plumbed in those years. Check the pipes above your water heater for a gray line, often stamped PB2110. Failure patterns for each pipe type are on our page about pipe leak and burst pipe water damage.
Roof leak water damage through aging barrel tile and shingle roofs
You will see both barrel tile and asphalt shingle roofs on Hollywood Hills streets. On a tile roof, the underlayment beneath the tile usually fails before the tile does, so water reaches the ceiling while the roof still looks fine from the street. Signs inside:
- Brown rings on the ceiling, or drywall that sags.
- Peeling paint near outside walls.
- A musty attic.
Flat roof sections over a converted garage or a Florida room, where a house has one, hold water after summer storms. Wind adds to the wear. Hurricane Irma in 2017 sent 80 to 100 mph gusts across most of Broward, a station in West Hollywood recorded a 109 mph gust, and Broward owners filed 38,836 insurance claims (NWS Miami). The inside repair is covered on our ceiling water damage repair page.
AC condensate overflows from closet and attic air handlers
In many houses of this age, central air was added after construction. That is why the air handler often sits in a hall closet, the garage or the attic. In South Florida the system runs most of the year, and algae grows in the condensate line until it clogs. Water then spills onto the closet floor, into the wall behind it, or through the ceiling below an attic unit.
The 2023 Florida Building Code, Residential (section M1411.3.1) requires a backup wherever an overflow would damage the building. The code allows four setups: an auxiliary pan with its own drain, a separate overflow drain line, an auxiliary pan with a UL 508 water-level switch, or a UL 508 switch on the primary drain that shuts the system off when the line blocks. An auxiliary pan must be at least 1.5 inches deep and 3 inches larger than the unit, and its drain has to end where you will notice the water. Older closet installs often predate those rules. Our AC leak water damage cleanup page covers the cleanup itself.

How it works
How we respond to water damage calls in Hollywood Hills
For emergency water removal in 33021, a job runs in this order.
Six steps cover an emergency call in Hollywood Hills, from the first phone conversation to the rebuild plan. We talk you through shutting off the water, then map moisture with a thermal camera across terrazzo, walls and cabinets. Water is sorted by category and removal begins, and drying continues with daily logs until readings reach dry standard. You end up with photos, a moisture map, logs and an itemized scope for your insurer.
- Step01
Phone triage at (954) 872-0362
We ask where the water is coming from and talk you through shutting it off. Most houses have a valve near the water heater or a hose bib, plus the city meter box near the street; old gate valves often seize, so the meter shutoff may be the one that works.
- Step02
Arrival
Crews are on call 24/7. A single-story house on its own lot lets the truck park close to the door, so hoses and cords run a short distance.
- Step03
Moisture mapping
A thermal camera and meters go over the terrazzo, walls and cabinets, and we photograph every room before anything moves.
- Step04
Water category and removal
A clean supply line is Category 1, while a cast iron drain, a septic backup or outside floodwater is Category 3, which changes what stays and what goes. Removal starts on the same visit.
- Step05
Drying with daily logs
Equipment runs until readings reach dry standard.
- Step06
Repair plan and claim file
You receive the photos, moisture map, logs and an itemized scope for your insurer, plus a plan for the rebuild.

Water damage restoration cost factors for Hollywood Hills homes
We give a written quote after we inspect, because two Hollywood Hills houses with the same leak can need very different work. National benchmarks give you a starting point. HomeAdvisor's 2025 data puts the average water damage restoration job at about $3,833. Most owners pay $1,364 to $6,301, or roughly $3.50 to $7.50 per square foot, depending on water category.
The plumber bills the slab leak repair separately. Fixr (May 2025) puts that national average at $2,500, with most jobs between $1,000 and $4,000 and leak detection alone at $100 to $400. HomeGuide's October 2025 guide breaks it down by method:
| Slab leak repair method | Typical range (HomeGuide, 2025) |
|---|---|
| Pipe lining inside the old line | $500 to $3,500 |
| Digging into the slab and replacing pipe | $700 to $5,000 |
| Rerouting plumbing through walls or attic | $3,900 to $7,500 |
| Replacing the slab | $5,400 to $10,800 |
Fixr reports up to $15,000 for rerouting every line from under the slab to the attic. These factors move the restoration price in this neighborhood:
- Square footage wet across open terrazzo rooms, since water travels far on one level.
- Carpet, vinyl or laminate over the terrazzo that has to come up.
- Water category: a clean supply line versus a cast iron drain or a septic backup.
- Slab access, whether the plumber cuts the floor or reroutes.
- Terrazzo patching, which has no reliable public price and needs a specialist quote.
- Asbestos testing before anyone disturbs a pre-1980 popcorn ceiling.
- Mold found behind walls or cabinets.
- Contents that have to move out of wet rooms.

Prevention
Preventing repeat water damage in a Hollywood Hills house
Preventing a repeat starts at the main valve, where a seized gate-style valve gives way to a quarter-turn ball valve. From there the steps move to the air handler's float switch or pan, a roof inspection before hurricane season, braided washer hoses and a pan under the water heater. A meter test or leak sensor, a plumber's opinion on original plumbing, and septic and sewer planning follow, along with a moisture check after any job.
- Replace a seized gate-style main valve with a quarter-turn ball valve, so anyone in the house can shut the water off in seconds
- Add a float switch or auxiliary pan to the air handler if it has neither, and flush the condensate line on a schedule your AC technician sets
- Have the roof inspected before hurricane season starts on June 1 and keep the report, since insurers may ask for proof of the roof's condition
- Replace rubber washer hoses with braided ones and check that the water heater sits in a pan
- Repeat the two-hour meter test twice a year, or install a whole-house leak sensor or automatic shutoff
- If the plumbing is original, get a plumber's opinion on repiping before a slab leak forces the decision
- If your house is on septic, keep the tank pumped and plan the sewer hookup when the City's line reaches your street
After a job, we can return for a follow-up moisture check.
Deeper answers
Hollywood Hills water damage questions owners of older homes ask
These are the questions that come up in Hollywood Hills houses that are 55 to 75 years old. Franchise restoration pages rarely cover them, because the answers depend on terrazzo, under-slab pipe, roof age and Florida insurance rules rather than on the drying itself.
1.Should a slab leak under terrazzo in a Hollywood Hills home be fixed through the floor or rerouted?
It depends on where the leak is, how old the rest of the piping is, and how much you want to keep the original terrazzo intact. A spot repair means cutting through the terrazzo and the slab at the leak, fixing that section of pipe, and filling the hole. The pipe gets fixed, but the floor often shows it. The National Terrazzo & Mosaic Association's restoration guide (2021) warns that color matching existing aggregates may not be exact, since the chips are mined products.
A reroute runs new pipe through the attic or walls and abandons the old line under the slab. Nobody cuts the floor. A reroute usually costs more up front: HomeGuide's 2025 ranges in the cost table above put it at $3,900 to $7,500, against $700 to $5,000 for digging in, and Fixr (2025) reports up to $15,000 to move every line out of the slab and into the attic.
Age tips the balance. In a house whose supply pipe is 60 years old, one slab leak is often followed by another somewhere else in the same system, which is why many plumbers suggest a reroute once the first leak appears.
The plumber chooses the repair method. Either way, the restorer's work stays the same: dry the slab, walls and cabinets, and document the readings. We map the wet area first, so you and your plumber decide with readings in hand.

2.Can an old roof or a past water leak make a Hollywood Hills home harder to insure?
Yes. Both can come up when a policy is written or renewed. Citizens Property Insurance requires a four-point inspection, covering the roof, electrical, plumbing and HVAC, for applications on properties more than 20 years old. In census tracts 909 and 910, about 94% of homes were built before 1980, so nearly every house here needs one. The inspector reports the age, type and condition of each system. Citizens says active leaks or evidence of leaks should be repaired before you apply, and its FAQ (updated February 2026) lists active leaks or unrepaired water damage as reasons a home is ineligible. A 4-point inspection that turns up water damage matters to buyers as well, since a mortgage lender requires homeowners insurance before closing.
Roof age is a separate test. Citizens asks for documentation on shingle roofs older than 25 years and tile roofs older than 50 years, showing at least five years of remaining useful life, or proof of a full replacement. State law limits insurers as well. Under s. 627.7011(5), F.S., an insurer may not refuse to issue or renew a policy solely because a roof is less than 15 years old. For an older roof, it must let you get an inspection first, and if that inspection shows five or more years of life left, roof age alone cannot be the reason. Past claims follow the house, too, through the claim-history reports insurers check.
So fix leaks and keep proof of the repair. Our final dry readings and photos show the damage was repaired, which is what an inspector or underwriter asks to see. Our page on water damage insurance claim help explains the documentation side.

3.What water damage can hide under carpet, vinyl and additions in a renovated Hollywood Hills house?
More than most owners expect, because 60 years of renovation tend to cover the places where water collects. Four spots are worth checking:
- Carpet, laminate or luxury vinyl laid over terrazzo. Water spreads on the hard surface underneath, so the pad or the underside of the planks stays wet and starts to smell while the top looks dry.
- Additions, if your house has one. Where a garage or porch was enclosed or a Florida room was added, the addition's slab and roof meet the original house at a joint, and that joint can leak in heavy rain. Hollywood averages about 65 inches of rain a year, and June through September are the wettest months.
- A closet built around a later air handler. Condensate overflow soaks the drywall behind the door and the bottom plate of the wall before anyone opens the closet.
- Remodeled kitchens and baths that sit on original drain lines, where a new floor can hide an old cast iron leak.
Watch for musty smells, baseboards pulling away from the wall, soft drywall at floor level and grout lines that stay dark. Our thermal scan and meter readings show where water traveled before anything is torn out, so only wet materials come out.

Questions
Hollywood Hills water damage FAQs
These answers cover cost, timing, older-house problems and hiring a company for water damage in Hollywood Hills homes. Each answer starts with the short version, then gives the figure or rule behind it.
How much does water damage restoration cost in a Hollywood Hills home?
Most jobs fall between about $1,364 and $6,301, based on HomeAdvisor's 2025 national data. That is roughly $3.50 to $7.50 per square foot. In a Hollywood Hills house the total moves with how many open terrazzo rooms got wet, whether carpet or vinyl over the terrazzo must come up, whether the slab has to be opened, and whether the water came from a drain or septic line. We quote in writing after an inspection.
Does homeowners insurance cover slab leak water damage in a Hollywood Hills house?
Many policies cover sudden water damage from a slab leak. Long-term seepage is usually excluded, and the pipe repair itself may be handled differently from the damage the water caused. Read your policy for tear-out or access coverage, which pays to open the floor so the plumber can reach the pipe. Report the loss quickly and keep the plumber's written report. This is general information, not legal advice; your policy and adjuster decide.
Does insurance pay to replace terrazzo cut during Hollywood Hills water damage repairs?
It depends on your policy's tear-out coverage and how the adjuster handles matching. A patch rarely matches original terrazzo, and the National Terrazzo & Mosaic Association's restoration guide says aggregate color matching may not be exact. Photograph the whole floor before the cut and keep the plumber's report. Then ask the adjuster in writing how matching between connected rooms will be handled. Nothing is covered until the insurer decides.
Is roof leak water damage covered on an older Hollywood Hills home?
Sudden storm damage that lets water in is usually covered. Leaks from wear, age or poor upkeep usually are not. Some Florida policies settle older roofs at actual cash value instead of replacement cost, so check your declarations page and any roof endorsement. Hurricane losses fall under the separate hurricane deductible, which on many policies is a percentage of the dwelling limit, such as 2% or 5%.
How long do I have to report water damage on my Hollywood Hills house?
Under s. 627.70132, F.S., notice of a new or reopened claim must be given within 1 year after the date of loss. A supplemental claim gets 18 months. For a hurricane, the date of loss is the day it made landfall. Report as soon as you find the damage, though, because a long delay gives the insurer room to argue the damage was gradual, and gradual seepage is often excluded.
Can a past water damage claim affect insuring a Hollywood Hills home I want to buy?
Yes, it can. Insurers review prior losses on a property, and Citizens requires a four-point inspection for homes more than 20 years old, which covers nearly every Hollywood Hills house. Citizens lists active leaks or unrepaired water damage as reasons a home is ineligible. Ask the seller for repair invoices, moisture logs and photos from any earlier water damage, and get open leaks fixed before closing.
How fast can you reach a Hollywood Hills home with water damage?
We answer calls 24/7 and dispatches crews from Hollywood. While you wait, shut off the water at the house valve or the meter box by the street. If you can reach the electrical panel without standing in water, switch off the breakers for the wet rooms. Then take photos and video of every wet area before you move anything.
What should I do first when water spreads across my Hollywood Hills terrazzo floor?
Stop the water at the house valve or the city meter box near the street. Next, switch off breakers for the wet areas if you can do it from a dry spot. Move rugs and furniture off the floor, and slip foil or plastic under legs you cannot move. Take photos and video. Do not aim fans at the floor, since they push water under baseboards and into walls. Then call us.
How long does it take to dry water damage in a Hollywood Hills house with a concrete slab?
Many clean-water jobs dry in about 3 to 5 days. A concrete slab, CBS block or plaster can take longer, because those materials hold bound moisture that leaves slowly. Drying ends when meter readings reach dry standard, compared against the same material in a dry room and logged each day. It does not end on a set date. Humid summer weeks can add days.
Can original terrazzo floors be saved after water damage in Hollywood Hills?
Usually, yes. Terrazzo is dense and handles clean water well. The risks come from dirty water that stains it, a slab cut for a pipe repair, and glue left behind by carpet or vinyl laid over it. The National Terrazzo & Mosaic Association notes that not every stain can be removed during restoration. Grinding, polishing and sealing terrazzo is a separate trade.
Do you remove carpet or vinyl laid over terrazzo after water damage?
Often, yes. Water trapped between a covering and terrazzo cannot dry in place and starts to smell within days. Wet carpet pad is usually replaced. Carpet soaked by Category 3 water, such as a drain or septic backup, is thrown away under IICRC S500 guidance. Some floating vinyl planks can be lifted, dried and put back down. We photograph everything first for your claim.
Do I need to move out during water damage restoration in Hollywood Hills?
Most families stay home for a clean-water job in one or two rooms. Moving out makes sense with sewage or septic water, with mold, when the kitchen or the only bathroom is out of use, or when young children live in a house where drying equipment runs day and night. Many homeowners policies include additional living expense coverage. Check yours before you book a hotel.
Why do 1960s Hollywood Hills homes get slab leaks?
Because the original pipes under the slab are about 55 to 75 years old. Metal lines corrode, the slab shifts slightly over the decades, and pipe wears where it rubs against concrete or gravel. Water pressure adds stress at every joint. Hot-water lines often fail first. Watch for a higher water bill, a warm spot on the terrazzo and the sound of running water when nothing is on.
How can I tell if my Hollywood Hills home has polybutylene pipes behind the water damage?
Look for flexible gray plastic pipe, sometimes blue or black, at the water heater, under sinks or near the meter. It is often stamped PB2110. Polybutylene went into Florida homes from about 1978 to 1995, so a 1960s house has it only if someone re-plumbed it in those years. Citizens says it cannot insure new-business homes over 20 years old that have polybutylene piping (FAQ updated January 2026).
Can a cracked cast iron drain under a Hollywood Hills slab cause water damage?
Yes, and the water counts as Category 3 because it carries waste. Signs include slow drains in several fixtures, a sewer smell, damp floor or baseboards near a bathroom, and drain flies or roaches. A plumber confirms the break with a camera run through the line. On a house with a septic tank, the same signs can point to a failing tank or drainfield, which a septic contractor inspects. We remove contaminated materials and dries the area inside containment.
Is a wet popcorn ceiling in a Hollywood Hills home an asbestos risk?
It can be. Popcorn or acoustic ceilings in homes built before about 1980 may contain asbestos, and only a sample tested by an NVLAP-accredited lab can confirm it. Do not scrape, knock down or vacuum the wet texture. If the texture is sagging or falling, close the room and keep people out until the result comes back. Removal rules depend on the building and the amount of material, so plan the work from the lab report.
Why does the air handler closet in my Hollywood Hills house keep leaking water?
Usually it is a condensate line clogged with algae, a cracked or rusted drain pan, or a float switch that is missing or not working. Many older closet installs also lack the auxiliary pan or overflow line that the Florida Building Code now calls for. When water appears, turn the system off at the thermostat. Call an AC technician for the unit and Water Damage Hollywood Florida for the wet drywall and flooring.
How soon can mold grow after water damage in a Hollywood Hills home?
Mold can start within 24 to 48 hours on wet drywall, wood and carpet, according to the EPA. South Florida humidity keeps those materials from drying on their own. Common spots in these houses are closets, under-sink cabinets and the bottom of walls behind furniture, where air barely moves. Testing comes from an independent licensed assessor under Florida law, not from the company doing the removal.
Should I call a plumber or a water damage company first for a Hollywood Hills leak?
Stop the water first, then call both. The plumber repairs the pipe, while the restorer removes the water, dries the house and documents the loss. We can start drying rooms while the plumber works. Our thermal readings also help the plumber narrow down where a slab leak sits before anyone opens the floor. Ask the plumber for a written report that names the cause, because your insurer will want it alongside our moisture logs.
Are your Hollywood Hills water damage technicians IICRC certified?
Yes. Our technicians are IICRC certified. The IICRC S500 standard sets how water is categorized, removed and dried, and the S520 standard covers mold remediation. S500 also defines the three water categories and four drying classes you will see on our moisture logs. You can ask any company for its certifications in writing, and the IICRC runs an online lookup for certified firms and technicians.
Can the same company test and remove mold after water damage in Hollywood Hills?
No. Florida law, s. 468.8419, F.S., bars a mold assessor from remediating a property it assessed in the previous 12 months, and bars a remediator from assessing one it remediated. We remediate. An independent licensed assessor tests and clears the job. State licensing applies to mold work covering more than 10 square feet. The rule keeps the person who judges the mold separate from the company paid to remove it.
Do I need a City of Hollywood permit to repair water damage in Hollywood Hills?
For some work, yes. Plumbing, electrical, mechanical and structural work needs a permit in Hollywood at any price. From July 1, 2026, the City's HB 803 exemption lets single-family owners request a waiver for other projects under $7,500, such as floor tile, unless the lot sits partly or fully in a flood hazard area. Ask the Building Division (954-921-3335) about drywall and cabinet work before the rebuild starts.
What paperwork should I get for a Hollywood Hills water damage claim?
Get dated photos and video, a moisture map, daily moisture logs, an itemized scope and estimate, an equipment log and a list of removed materials. Add the plumber's or roofer's report that names the cause. Insurers read that report when they decide whether a loss was sudden or gradual. Keep copies of everything you send and note the date of each call. We provide its records on every job.
Can you take over my Hollywood Hills water damage claim for me?
No. For policies issued on or after January 1, 2023, Florida bars assignment of benefits for property insurance (s. 627.7152, F.S.), so you stay in control of your claim. We work with your insurer through photos, logs and estimates. You keep your own copy of every report we send. Water Damage Hollywood Florida is not a public adjuster or an attorney.
