Water damage restoration in Hollywood Lakes, FL for historic homes and lakefront streets
Most calls from Hollywood Lakes start one of two ways. Either a pipe or drain has failed inside an older house, or a king tide or a heavy rain has pushed water from the lake side of North or South Lake Drive toward your door. Water Damage Hollywood Florida is a locally owned Hollywood restoration company with IICRC-certified technicians, 24/7 response and one team that stays on the job from extraction to rebuild.

The City of Hollywood calls the Lakes section its oldest neighborhood. It covers the blocks east of U.S. 1 between Johnson and Washington Streets, west of the Intracoastal Waterway. Joseph W. Young laid it out in the 1920s as part of his Hollywood-by-the-Sea plan, with two dredged lakes on either side of Hollywood Boulevard.

What we do
Water damage restoration services for Hollywood Lakes homes
Three conditions shape most water losses in the Lakes. The plumbing in many houses is decades old and has been patched more than once. The ground beside North Lake, South Lake and the Intracoastal sits low, and many walls are plaster over wood or masonry rather than drywall. City of Hollywood records describe homes on 50-foot lots with alleys behind them, and many lots carry a garage or apartment at the rear. One failed line or one storm can therefore involve two buildings on the same property. The five services below cover the losses these conditions produce.

Older Lakes houses often still carry galvanized steel supply lines, or a patched mix of galvanized, copper and newer plastic pipe. A galvanized pipe leak starts with rust on the inside. Year by year the wall thins until it pinholes, or splits at a threaded fitting hidden in a wall or under a floor. In a Lakes house the first sign is often a brown stain on plaster, a soft spot in a wood floor or a closet that smells damp. We stop the spread and map the wet area with moisture meters and a thermal camera. Then we plan wall openings with your plumber so each wall is opened once. Shutoff steps and the plumber's role are on our burst pipe water damage repair page.
A sewer backup in Hollywood Lakes usually starts in old pipe. Many houses here still drain through original cast-iron lines. The sewer lateral that carries waste to the street may be clay or cast iron, laid decades ago beside trees that are now full grown. Those pipes crack, corrode and fill with roots. When the line blocks, wastewater comes up through the lowest fixture in the house: a shower drain, a tub or a ground-floor toilet. Under the IICRC S500 standard, that water is Category 3. We contain the area, remove contaminated porous materials such as baseboards, carpet and the lower part of soaked plaster, then clean, disinfect and dry what stays. Health risks, protective gear and what must be thrown away are covered on our sewage cleanup after a backup page.
North Lake and South Lake connect to the Intracoastal Waterway, so the streets that ring them sit beside tidal water. On Monday, September 28, 2026, before the City had closed every gap in its new barrier, high tide poured through the openings onto North Lake Drive. One resident told CBS Miami the water was about a foot and a half deep. Two days later all 20 openings were covered and the street stayed dry. Water can still rise through storm drains, though. We treat any outside water that enters a house as Category 3. That means removal, flood cuts where walls wicked it up, cleaning and drying. NFIP claims and policy limits are explained on our flood damage cleanup for tidal water page.
Lakes houses come in two basic builds. The City's design guidelines describe frame vernacular homes with board and batten, clapboard or shingle siding, and masonry vernacular homes of concrete block or hollow clay tile finished in stucco. A 2010 City staff report describes one 1924 Madison Street house as wood vernacular with stucco. Plaster, masonry and old-growth framing hold water deep inside. In IICRC terms they are Class 4 materials, which release bound water slowly and need daily readings until they reach a dry standard. We aim airflow and dehumidification at the wet areas, including wall cavities, so plaster that can be saved stays on the wall. Equipment and drying science are on our structural drying for plaster and masonry page.
After drying, a Lakes house usually needs repairs that match what is already there. That can mean plaster patched to the same texture, baseboard and casing milled to the old profile, and wood flooring patched into the existing boards. Some jobs reach the outside of the house too. On a house in the historic district, a water-damaged window, door or stucco wall can need City review before it is replaced, as the historic board question further down explains. We run the job from mitigation through rebuild, so the crew that removed materials puts them back. Permits and the Florida Building Code are covered on our reconstruction and repairs after water damage page.
Causes
Why Hollywood Lakes homes are prone to water damage
Hollywood grew from 140 residents in 1921 to 13,500 in 1925, with 3,657 buildings standing by then, according to the City's design guidelines for historic districts. More than twenty apartment buildings and hotels went up in the Lakes and Central Hollywood during that decade. The Lakes also sit beside tidal water, and the street trees have had a century to grow. Each of those facts leads to its own kind of water loss.
Water damage risks in 1920s Hollywood Lakes homes
Joseph W. Young founded Hollywood-by-the-Sea, and the city incorporated on November 28, 1925 (Florida Memory). He planned the Lakes as a section of exclusive homes, priced at the time from $5,000 to $7,500, with the choicest lots along the twin lakes (City of Hollywood design guidelines). A handful of early-1920s houses still stand on Madison and Pierce Streets (Sun Sentinel, 2017). The 1924 Madison Street house in the City's 2010 staff report is a contributing structure in the Lakes Area Historic Multiple Resource Listing District, and that report also mentions termite damage.
For water damage, age matters. A house built in the 1920s has had several generations of patched plumbing, older roofs and flashing, wood framing that may already have met termites or rot, and finishes you cannot buy off the shelf. Mission-style houses, which the City documents on Tyler and Harrison Streets, add flat roofs behind parapet walls. Those roofs drain through openings called scuppers. When one clogs with leaves, rain ponds on the roof and can leak through seams in the parapet or the roof membrane.
Cast-iron drains and galvanized supply lines in older Hollywood Lakes houses
Cast iron pipe water damage usually begins out of sight. The drain pipe corrodes from the inside, and the bottom of the pipe, where water and waste sit, usually wears through first. The cracks often open under a slab or a raised wood floor, so the leak can stay hidden for months. Galvanized supply pipe fails another way. Rust builds up inside, pressure drops and the thinned wall pinholes. In South Florida, salty humid air and damp soil speed corrosion on both kinds of pipe. Watch for these signs:
- a sewer smell indoors with no clogged fixture
- slow drains at several fixtures at once
- brown water from a faucet that sat unused overnight
- low pressure at more than one faucet
- damp, swollen or stained baseboards
We handle the water damage these failures cause, and your licensed plumber handles the pipe itself.
Tree roots in Hollywood Lakes sewer laterals
The City's design guidelines describe Royal Palms lining Hollywood Boulevard, Tyler Street and Harrison Street, with Live Oaks and other shade trees planted along local streets and avenues in later years. Tree roots grow toward moisture. They enter the joints and cracks of old clay and cast-iron laterals, then spread into a mat inside the pipe that catches paper and grease.
The line narrows, then blocks, and wastewater backs up into the lowest drain in the house. Repeat backups after each clearing are the usual sign. A licensed plumber can run a camera through the lateral and recommend root cutting, a liner or a new line. Where your share of the lateral ends is a question for City of Hollywood Public Utilities, and the sewer question further down covers how to ask it.
King tide water damage around North and South Lake in Hollywood Lakes
King tides peak from September to November. The City's October 20, 2026 king tide notice listed the remaining high-tide periods for this season: October 22 to November 1, November 5 to 11, November 22 to 28, December 5 to 8 and December 23 to 27. On September 30, 2026, all 20 openings in the barrier along North and South Lake Drives were covered for the first time, and Intracoastal water stayed off those streets (CBS Miami).
The barrier does not stop water that comes up through storm drains. City spokeswoman Joanne Hussey told CBS Miami that one-way Wapro valves are being installed and some low valves raised. New pump stations that will move 300 cubic feet of water per second, six times the city's current pumping capacity, are at least five years away. Earlier, the U.S. Army Corps of Engineers and Broward County ran a flood risk study of the tidally influenced, non-oceanfront parts of Hollywood Lakes (Taylor Engineering, 2018). Until the larger pumps arrive, lower lots, rear garages and garage apartments near the lakes still face king tide flooding.
Plaster, wood and stucco walls that hold water in Hollywood Lakes homes
Frame vernacular houses in the Lakes have wood siding, or wood framing under stucco. Masonry houses use concrete block, hollow clay tile or oolitic limestone, finished in stucco (City of Hollywood design guidelines). Inside, many houses built before World War II have plaster walls and ceilings instead of drywall.
Plaster and masonry soak up water slowly and give it back slowly. A wall can feel dry to your hand while its core still reads wet on a meter. Outside, hairline cracks in stucco let wind-blown rain in behind the finish, where it reaches lath, framing or block. That hidden moisture is what causes paint that peels in sheets, white salt deposits called efflorescence, and stains that come back after every repaint. Our process for these houses starts with that problem in mind.

Step by step
How we restore water damage in Hollywood Lakes historic homes
Historic home water damage in Hollywood, FL needs a slower, more careful tear-out and a few safety checks that newer homes skip. Standard extraction and drying steps live on our service pages. The three steps below are the parts that change in a Lakes house, in the order we do them.
Protecting original features during Hollywood Lakes water damage tear-out
Before any wet material comes out, we record the house and set aside what can be kept:
- photograph every room, then close-ups of trim profiles, doors, hardware, tile and floor patterns
- remove salvageable baseboards, casings, doors and hardware by hand, label each piece by room and wall, and store it dry
- keep a sample of damaged plaster, tile or flooring so replacements can be matched
- on clean-water losses, cut only what moisture readings show is wet, instead of a standard flood-cut height
Original features are hard to replace. The City applies the Secretary of the Interior's Standards for Rehabilitation to its historic districts. Standard 6 says deteriorated historic features should be repaired rather than replaced, and a replacement should match the old in design, color, texture and, where possible, materials. It adds that replacing missing features should be backed by documentary, physical or pictorial evidence. Your photos and samples are that evidence if exterior work in the Lakes Area historic district is reviewed later.
Asbestos and lead checks before water damage demolition in older Hollywood Lakes homes
Homes built before about 1980 may contain asbestos in textured ceilings, old floor tile and mastic, and some plaster and joint compound. Only a lab test of a sample, from an NVLAP-accredited lab, can confirm it. Soaking or scraping the material is not safe removal. The federal asbestos NESHAP rule excludes most residential buildings with four or fewer units, but Broward County runs its own asbestos program and processes its Statement of Responsibilities Regarding Asbestos online only, through ePermits.broward.org. Where NESHAP does apply, Florida DEP requires notice at least 10 working days before the project starts.
Lead is the second check. In homes built before 1978, the EPA Renovation, Repair and Painting Rule covers work that disturbs more than 6 square feet of painted surface per room inside, or more than 20 square feet outside. Window replacement and demolition of painted surfaces are covered at any size, and firms paid to do covered work must be EPA-certified.
Permits for Hollywood Lakes water damage repairs
Removing wet materials to stop mold growth usually does not need a permit. Plumbing and electrical repairs always do. Rules for replacing drywall, flooring or cabinets vary from city to city in Florida, so we confirm each job with the City of Hollywood Building Division before rebuild work starts.
Permits do get checked here. The City's 2010 staff report on the 1924 Madison Street house records a violation for work done without a permit. Exterior changes in the Lakes Area historic district can also need a Certificate of Appropriateness, which the historic board question below explains.
Pricing guide
Hollywood Lakes water damage restoration costs
HomeAdvisor's 2025 data puts the national average for water damage restoration at about $3,833. Most homeowners pay between $1,364 and $6,301, or roughly $3.50 to $7.50 per square foot depending on the water category. A South Florida guide from PuroClean in Pompano Beach lists about $3 to $4 per square foot for clean water, $4 to $6.50 for gray water and $7 to $7.50 for black water. Those figures describe typical houses. We quote each job after an inspection, and an older Lakes house can land above those ranges because of its materials and the safety testing it needs.
How plaster, original wood and historic trim change Hollywood Lakes water damage costs
Five factors push the price up in an older Lakes house:
- Plaster and masonry dry more slowly than drywall, so dehumidifiers and air movers stay on site longer.
- Removing, labeling and storing trim, doors and hardware by hand adds labor hours.
- Matching original materials costs more. Fixr's January 2025 data puts plaster repair at $50 to $120 per square foot and plaster ceiling removal at $3.50 to $6.90 per square foot.
- Asbestos and lead testing, and any abatement, are separate line items.
- Category 3 sewer or tide water adds removal of porous materials and disinfection.
We found no published average for Hollywood Lakes specifically, so treat any phone quote that claims one with caution. Photos and samples of the original materials help your insurer price replacement of like kind and quality.
The FEMA 50% rule and historic exemptions for Hollywood Lakes flood repairs
In a mapped flood zone, the NFIP's 50% rule applies when repair costs reach half of the structure's market value before the damage, with land excluded. A building over that line counts as substantially damaged and must be brought up to current floodplain standards. The City of Hollywood floodplain administrator makes that call. This matters more since Broward County's new flood maps took effect on July 31, 2024, adding about 7,300 Hollywood properties to flood zones (CBS Miami, June 2024).
Historic houses can get an exception. Federal rules at 44 CFR 59.1 define a historic structure as one listed individually on the National Register, certified by the Secretary of the Interior as a contributing building in a registered historic district, or listed individually on a state or local inventory in a community with a certified preservation program. Alterations to such a structure are excluded from substantial improvement as long as the work does not prevent its continued historic designation. A contributing house in a locally designated district may or may not meet that federal definition, depending on how the City lists it. Ask the floodplain administrator before you plan a large rebuild.

Deeper answers
Hollywood Lakes water damage questions homeowners ask
These four questions come from the neighborhood's tidal streets, old sewer lines, plaster walls and historic rules. Most restoration sites skip them, so the answers below give the local detail.
1.Will the North Lake and South Lake seawall panels keep water damage out of my Hollywood Lakes home?
They cut the most common tidal street flooding, but they do not remove all risk. On September 24, 2026, the City installed and tested removable panels in five or six openings of the new seawall along South Lake Drive. CBS Miami reported that at peak king tides, water at the end of that street can reach 18 to 20 inches. By September 30, all 20 openings along North and South Lake Drives were covered, and Intracoastal water stayed off those streets. Chief Resiliency Officer Chris Roschek said the barrier keeps tidal water out while the panels can be opened to let heavy rain drain to the lake.
What remains is the storm drain system. City staff said seawater can still rise through drains, one-way valves are still going in, and bigger pump stations are at least five years away. In 2025 the City Commission adopted a stormwater master plan with 81 projects and an estimated $1 billion of work over 20 to 30 years (Southeast Florida Regional Climate Change Compact, October 2025).
Practical steps for your house:
- sign up for the South Florida Water Management District's Weekly Tidal Outlook and choose the King Tide Forecast option, as the City recommends
- keep yard drains, floor drains and the storm drain in front of your house clear of leaves and coconuts
- raise stored items off the garage floor during tide periods
- photograph any water that reaches the house, with the date and time
If tide water gets inside, it is Category 3 and needs removal the same day. Check the City of Hollywood website for the current project list, and call us at any hour for tide water in a Lakes home.

2.Who is responsible for a sewer lateral backup into a Hollywood Lakes home?
In many Florida cities, the city maintains the public sewer main in the street, and the property owner maintains the private lateral that runs from the house to the main or to a cleanout near the property line. Hollywood's exact dividing point is something to confirm with City of Hollywood Public Utilities before you pay for work at the street end. The City's general information line is 954-967-4357, Monday through Thursday, 7 a.m. to 6 p.m.
During a backup, act in this order:
- Stop running water anywhere in the house, including the washer and dishwasher.
- Keep people and pets away from the wastewater.
- Call a licensed plumber to clear the line and run a camera through it.
- Call us for the Category 3 cleanup.
If the camera shows the blockage sits in the city main, report it to the City and keep the plumber's video. On insurance, many homeowners policies pay for this kind of loss only with a sewer or water backup endorsement, so read your declarations page for one. Ask the plumber whether a backwater valve suits your house and lateral. We handle the cleanup and drying while your plumber handles the pipe.

3.Can original plaster walls in a Hollywood Lakes home be dried instead of torn out after water damage?
Often yes. Plaster wall water damage from clean water can usually be dried in place when the plaster is still firmly attached. We make three checks first. We take moisture readings through the wall thickness and run a thermal scan for wet areas. Then we press and knock lightly by hand on plaster that has bulged, cracked or come loose from its lath or masonry backing, because loose plaster usually has to come down for safety.
Plaster and masonry hold water deep inside, so drying takes longer than drywall. We confirm it with daily readings, never a set number of days. Sewage and tide water change the answer. When the water was Category 3, IICRC S500 guidance favors removing porous, contaminated materials, so more plaster may need to go. We decide wall by wall and photograph each decision.
The follow-up matters too. Salts carried by the water can bloom on drying plaster, and fresh paint may peel, so finish repairs wait until readings reach the dry standard. Saving plaster keeps the house's original walls. It also avoids paying for new plaster or drywall and then paying again to match the old texture next to it. Ask about our targeted drying for Lakes homes when you call.

4.Do I need historic board approval to replace water-damaged windows, doors or stucco in Hollywood Lakes?
You may, if the house is in the Lakes Area historic district and the change affects the exterior. The City designated the district in 1995. Its design guidelines describe it as 632 acres, running from Johnson Street south to Washington Street and from 17th Avenue east to the Intracoastal Waterway. The Historic Preservation Board reviews Certificates of Appropriateness using the Secretary of the Interior's Standards and the City's Design Guidelines for Historic Properties and Districts. Both contributing and non-contributing buildings are reviewed.
The guidelines favor keeping and repairing existing windows and doors. They advise against enlarging or shrinking openings to fit stock windows, and against removing sound clay roof tile. In 2010, City staff recommended denial for the 1924 Madison Street house because new impact windows reduced the original openings (staff report 10-C-38). A house that seems too far gone after a flood is a separate case: demolition of a contributing building goes to the City Commission on the board's recommendation.
Before you replace water-damaged windows, doors or stucco, call City of Hollywood Planning. Ask whether the address is in the district and which items staff can approve versus the board. Emergency drying and cleanup can start right away. We document original features with photos and samples to support your application.

Questions
Hollywood Lakes water damage FAQs
Quick answers on response, old-house materials, tide and sewer water, and cost in the Lakes. Each answer starts with the short version, then gives the rule, number or next step.
How quickly can you respond to water damage in Hollywood Lakes?
We answer 24/7 and send the nearest available crew. When you call, tell us three things: whether water is still coming in, where it came from, and the year the house was built if you know it. Those answers decide what the crew loads first. Standing water needs extraction gear, and sewage needs containment. Plaster and masonry walls need extra dehumidifiers.
Which streets do you count as Hollywood Lakes for water damage service?
We use the City's own outline. Hollywood's design guidelines describe the Lakes Area district as running from Johnson Street south to Washington Street, and from 17th Avenue east to the Intracoastal Waterway. That takes in North and South Lake Drives, Hollywood Boulevard between the lakes, and streets such as Harrison, Tyler, Polk and Madison. Addresses in the Lakes use both the 33019 and 33020 ZIP codes. We work across all of Hollywood, so an edge address is covered either way.
Where is the main water shutoff on an older Hollywood Lakes house?
Usually at the water meter box near the street, and sometimes at a house valve where the line enters the building. Look near an outside hose bib or the water heater. Many houses from the 1920s to the 1950s still have round-handled gate valves. After decades without use, a gate valve can seize or snap, so test yours once a year and have a plumber replace one that will not close fully.
Can my family stay in a Hollywood Lakes home during water damage drying?
Often yes, when clean water reached only a few rooms. Expect noise, because dehumidifiers and air movers run day and night, sometimes longer in plaster and masonry rooms. Plan to move out for part of the job if sewage or tide water got in, if asbestos or lead work is under way, or if you lose the only bathroom or kitchen. A dry garage apartment on the same lot can be an option. We tell you after the inspection.
Do you restore water damage in Hollywood Lakes duplexes and small apartment buildings?
Yes. City records note that many Lakes houses have apartments or garages at the rear, some first built as servants' quarters, and 1920s apartment buildings sit among the houses. We give each unit its own photos and moisture log. That helps a landlord answer tenants and the insurer separately, and we can schedule drying and repairs unit by unit so dry units stay in use.
How long does water damage restoration take in a Hollywood Lakes house?
Drying a clean-water loss usually takes several days, and plaster, masonry and old-growth wood often take longer than drywall. The rebuild is where old houses add time. Lab results for asbestos or lead, City review of exterior items in the historic district, and sourcing materials that match can each add weeks. We give you a dated schedule after inspection and updates it as daily moisture readings come in.
Will you work with my own plumber on a Hollywood Lakes water damage job?
Yes. Many Lakes owners have a plumber who already knows the house and its patched lines. We handle extraction, drying, cleanup and rebuild, and we share moisture maps and photos with your plumber so the pipe repair and the wall openings line up. The plumber's invoice and our estimate go to your insurer as separate items, which keeps the pipe repair and the water damage claim easy to read.
How do I know if my Hollywood Lakes home is in the historic district?
Ask City of Hollywood Planning, or check the City's zoning map. The City designated three historic districts in 1995, including the Lakes Area Historic Multiple Resource Listing District, and a 2010 staff report lists its overlay as HMPRLOD-1. The Florida Master Site File may also record your house and its year built. Ask Planning, too, whether your house is classed as contributing, because that status affects demolition review and some tax incentives.
Does interior water damage repair in a Hollywood Lakes historic home need board approval?
Probably not for routine repairs. The City records we reviewed focus design review on exteriors, demolition and new construction, and we found no rule that sends interior drying or plaster patching to the board. Those jobs normally need only the building permits that apply anywhere in Hollywood. Ask City of Hollywood Planning before interior work that changes walls or openings visible from the street. We start emergency drying either way.
Can water-damaged original wood floors in a Hollywood Lakes home be saved?
Often, if drying starts quickly. Older solid-wood floors can cup as the boards swell, then flatten again as they dry. Floor-drying mats pull moisture out of the boards without lifting them. Floors soaked by sewage or tide water are harder to save, because the water carries bacteria into the wood and the subfloor. We test the boards and the subfloor before advising repair or replacement.
Why do water stains keep coming back on plaster in my Hollywood Lakes house?
Usually because the plaster, or the masonry behind it, is still wet, or because a slow leak is still feeding it. Plaster dries slowly from the core outward. Salts carried by the water can bloom through new paint as white or brown marks. We check moisture through the wall before any repainting, and if readings rise again we trace the source, often a stucco crack, a clogged scupper or a seeping pipe joint.
Are older Hollywood Lakes homes more likely to hide water damage behind walls?
They can be. Plaster and stucco hide moisture longer than drywall, and decades of patched plumbing leave many joints that can seep. Signs include peeling paint low on walls, musty closets, soft trim and doors that start to stick. A thermal camera and moisture meters can find wet areas without opening the wall, which matters when the wall is original plaster you want to keep.
Should I test for asbestos before removing water-damaged ceilings in a Hollywood Lakes home?
Yes, if the home was built before about 1980. Textured ceilings, old flooring and some plaster can contain asbestos, and only a lab test of a sample can confirm it. Do not scrape, sand or soak the material yourself. Broward County runs a local asbestos program with its own filing, so the abatement contractor should confirm which notices your job needs before removal starts.
Does lead paint matter when removing water-damaged trim in a Hollywood Lakes house?
Yes, in homes built before 1978. Paint on original trim, doors and windows may contain lead. The EPA Renovation, Repair and Painting Rule requires certified firms and lead-safe practices once work disturbs more than 6 square feet per room inside or 20 square feet outside. Window replacement is covered at any size.
Which Hollywood Lakes streets have flooded during king tides?
News coverage names two. CBS Miami reported king tide flooding on North Lake Drive on September 28, 2026, when water poured through gaps in the barrier. It also reported that South Lake Drive has faced flooding for years, with 18 to 20 inches at the end of the street during peak tides. Lower side streets near the lakes can also take water through storm drains, so check your own street during each tide period.
Is king tide water inside a Hollywood Lakes home treated like sewage?
For cleanup, yes. Tide water that comes from the lake, the street or a storm drain is Category 3 under IICRC S500, because it can carry bacteria, fuel, oil and debris. Porous materials it soaks, such as carpet, pad and the lower part of wet drywall or plaster, are usually removed. Hard surfaces are cleaned and disinfected before drying starts.
Why does a Hollywood Lakes toilet back up after heavy rain?
Often because rainwater gets into cracked old laterals or the public system and the line fills. Roots and debris that already narrow the pipe make it worse. A licensed plumber with a camera can tell which problem you have. If wastewater has come into the house, treat it as Category 3 and keep people away until it is cleaned. Note the date, because a pattern of rain-day backups helps the plumber and the City.
Do older Hollywood Lakes homes need a backwater valve to prevent sewage water damage?
Some do, especially lower houses with fixtures close to street level. A backwater valve lets wastewater leave the house but closes when the sewer backs up toward it. It needs a cleanout for maintenance and occasional checks. Ask a licensed plumber whether your lateral suits one, and whether the City of Hollywood requires a plumbing permit for the installation.
Can tree roots cause repeat sewage backups in a Hollywood Lakes home?
Yes. Roots grow into joints and cracks in old clay or cast-iron laterals, then catch paper and grease, so the line clogs again after each clearing. Snaking alone leaves the roots in place. A plumber can camera the line and recommend root cutting, a cured-in-place liner or replacement. Each backup that reaches the house needs Category 3 cleanup.
How can I protect a Hollywood Lakes home from water damage before a king tide?
Check the City's tide notices and the South Florida Water Management District forecasts each fall. Clear yard and floor drains, move stored items in the garage off the floor, keep sandbags ready for low doorways and photograph the house before the tide. Move cars to higher ground, as the City advises, and never take a car through salt water on a flooded street. If water reaches the house, call for cleanup the same day.
Does my private seawall in Hollywood Lakes affect flood water damage risk?
It can. Broward County's regional standard, as the City of Hollywood describes it, requires new and substantially improved seawalls to reach 4 feet NAVD88 if built before January 1, 2035, and 5 feet NAVD88 by 2050. Owners who let tidal water flow onto neighbors or streets can be cited. The 2018 Army Corps and Broward County modeling tested scenarios with every seawall in the Lakes raised, so one low private wall can let water in around the public barrier.
How much does water damage restoration cost in an older Hollywood Lakes home?
It depends on the water type, the square footage and the materials. As a worked example, a 200-square-foot loss at HomeAdvisor's 2025 range of $3.50 to $7.50 per square foot, which runs from clean to black water, works out to about $700 to $1,500 for mitigation alone. In an older Lakes house, plaster repair, labeled storage of trim, and asbestos or lead testing can be added on top. We quote after an inspection.
Does homeowners insurance cover a cast-iron drain failure in a Hollywood Lakes home?
Often the sudden water damage is covered while the worn pipe itself is not, and long-term seepage is usually excluded. Some policies also pay to open and repair walls or floors to reach the leak, which matters with drains under a slab. Read your policy's water damage and tear-out wording, and report the loss promptly, since Florida now gives you one year from the date of loss to file a new claim. We document the cause with photos.
Do I need a City of Hollywood permit to repair water damage in Hollywood Lakes?
For some work, yes. Plumbing and electrical repairs always need permits, while removing wet materials to stop mold usually does not. Drywall, flooring and cabinet rules vary, so confirm them with the City of Hollywood Building Division. Exterior changes in the historic district may also need a Certificate of Appropriateness. The Building Division handles permits, and Planning handles historic review, so expect two separate conversations.
Does the FEMA 50% rule apply to a historic Hollywood Lakes home after a flood?
It may not, if the house qualifies as a historic structure under FEMA's definition and the repairs keep its designation. NFIP rules exclude such alterations from substantial improvement. Ask the City of Hollywood floodplain administrator how the local ordinance treats your house, and keep the flood repair estimate separate from any upgrades you add, because the floodplain review looks at the cost of the work.
Is flood insurance required for a Hollywood Lakes home?
It is required if the house sits in a FEMA special flood hazard area and has a federally backed mortgage. Citizens also requires flood coverage for most of its personal residential policies with wind coverage by January 1, 2027. An October 2026 sample by a local real estate research group found all 41 Lakes addresses it checked in high-risk A zones. Confirm your own zone on the FEMA Flood Map Service Center at msc.fema.gov.
What records should I keep after water damage in a Hollywood Lakes historic home?
Keep dated photos of every room and of original trim, floors and windows, plus our moisture logs. Add samples of damaged plaster or tile, plumber invoices and camera videos, City permit and Planning records, and every email with your insurer. These records help price like-kind replacement and support any historic review of exterior work. Keep copies in the cloud, not only in the house.
